Land Registration

My concern is that LIC and SBI do not approve ths project as Empyrean does not allow land registration initially. I wanted to know, when will they allow for land registration? Does any of you have an idea about this ?

As per my talks with sales guys they are planning for land+villa registration together, so your registration will happen after 2 years. I do not know why they can not register land upfront and later register villa on completion. Will this process cost more? OR This demands more paper work and more clearances?

As far as I know, HDFC, AXIS Bank and a few others have already approved the project. So, land/villa registration shouldn't be a problem.

This is more of an issue with empyrean. They do not want to do that and the reaosn they give is, if you do not allow us to complete blah blah blah, which sounds childish.

I did check and as per them, if the land is registered, tomorrow the owner can just not agree to pay for the construction which means you are just getting a land at a lower rate and keep it without constructing.

If they are selling the villa then the registration could be done only after villa completion because the villa exists after the construction. If they are selling the land and then constructing villa for you then they've to hand over the land to you (if they register it earlier) and you have full authority on the land. They might not want to do this because the buyer, if has a conflict with the builder, may choose to take a defensive stand w.r.t. to construction. They make a lot of money in construction too ! BTW, bank approvals do not mean anything; please try to go through your own lawyers and also the history of the builder before buying. BTW, I started exploring this project too !
