I feel Mantri Celestia is a good option for investment purpose. I think location wise in Gachibowli is very good and they are quoting Rs32.39 Lakhs-Rs40.01 Lakhs for 2bhks and 3bhk flats.

All three areas are good with respect to development. If your office is located near ITPL, then it's advisable to choose Marathalli or Whitefield. These 2 areas are near to ITPL and outer ring road.
