As far as I know the project is about to get completed by 2012 November. 2bhks with sqft 1065 to 1180 price ranges from 33.02 lakhs-36.58lakhs and 3bhk with sqft 1300sqft will cost around 40.30 lakhs.

When I last saw the prices of the apartments for 2bhk it was Rs 2898905 and for 3bhk it was Rs 3744541 to 4007910 approximately. If anyone knows the current price of the project, please let us know.

Builder is too rigid in his pricing and negotiates only negligible. price currently that he is quoting is 3100 per sqft for block A and 3200 for block D. Plus 5 lacs for car park, bwssb, keb, and amenities, plus Vat 5%, plus service tax of approx 2.6% (25% * 10.33%). 2bhk flats are of 1269 and 1287 sqft.

I have already booked a flat. 1. There doesn't seem to be any legal issue, as project has been approved by many banks. 2. About developer, not 100% sure, but to my knowledge, it is good only. Regarding alterations, i am not sure, as I have still not requested any, but I think nothing will be for free.. 3. no issues in taking home loan. 4. Reg Railway track, I dont think there should be any issue.. Instead there is an open space, lake, after that so it will be a good property with natural air and light benefits.

Hi, I have booked a flat in Jharoka and trust me after hearing the reviews from previous buyers I felt I have not taken a bad decision. This is what I heard and saw. Amenities present are swimming pool with paved deck and illumination, kids' pool, clubhouse, well equiped gym, water bodies, greenery and lawns, Jogging track, etc. Quality of construction also is good as it is by a renowned builder and has many projects. It has a garbage chute for segregating garbage, sewage & water treatment plant, biogas plant. No water problems as such. Parking is also good for each unit along with visitor's parking.

The property is okay considering the price point . However , the quality of construction is not good . Also the fact that the railway line runs just next to the property is a setback as you may wake up in the middle of the night because of the noise made by the train ...

Presently Marathahalli is developed day by day because all IT industry is located around this area. So as per my opinion I think this is the good time to invest, but it’s up to you what you want and before buying property please verified once because it’s your money.
