Maintenance charge is applicable once the flats are ready for possession. Builder has given the possession but if you have not yet taken the possession in the flat even in that case you have to pay maintenance charge.

Hi Vivek, the builder will have 6 months or 12 months grace period for delivering the house even after the mentioned date of possession in the deed. If he exceeds the grace period then the builder will have to pay some compensation (around 1% per sqft). It is better to take advice from a legal expert.

Why is that the Pune builders is asked to pay Rs25000 as per order of Consumer Forum?
As far as I know the consumer forum asked the construction to pay Rs 25,000 because of failing to execute the conveyance deed to the housing society. The builder also failed to provide waste disposal system to the residents of the apartment.

If you unable to attend the Poorva Residency meetings, you can get minutes or record of the proceedings of meeting held in Poorva Residency. For this you will have to contact Managing Committee (MC) for copy of the minutes or else I think you can get all the updated information from your neighbors who had attended the meeting.

I think there is some misunderstanding as per my knowledge the SCARLET VILLAS is a farmhouse plots and builder suppose to sell the plots only and to attract buyers he offers some amenities near the plot. I think by name people have thought this project is villa and builder will construct villa project here but true is he is selling farmhouse plot so buyers can set up farm house here.... Regarding your friend's case instead of contacting them via cell phone contact them by their mailing address and visit their office and if he feels there is a fraud then advice him to file FIR in nearest police station regarding the same.

Builders is a well reputed company. Being a C.A. i've seen their papers. It is clear title land and all the papers are clear . the project is taking time as there are few government formalities to be completed. i would suggest u to visit their office at shaniwar peth and go thru the papers, and ur doubts clear. Hi Manish, I have booked flat on 8th Floor (E-Building) and blueprint till 11th floor was approved long back for Buildings D and E. They have applied for 12th Floor for which they already got the permission. Now they have applied for 12th floor Blue Print. for buildings A, B and C initially they have approval for 3 floors and they are yet to apply for 12 floors. If your flat is in D or E, it shouldn't be problem for you. I have seen last week, 8th floor slap was already been completed. Note: Information is best of my knowledge, please cross check beforehand. Hi Manish, The information provided by the gentleman above is correct. I have booked an apartment on the 3rd floor, E block, and was given the same reason while registering the property. But after chasing them a bit, I managed to get the property registered. Registration of the property shouldn't be an issue provided the blue print is approved for that floor. Right now, I am waiting for the blue print itself to get my housing loan disbursed. Try showing some urgency to the builder and the flat should be registered without any issues.
