I am planning to buy a MIG flat in SP Shukobhrishti on sale. The price quoted is approximately 22-24 Lacs. Is it worth investing so much money considering that the carpet area is only 480 sq ft? Will it have all the facilities as promised by the builder? Is it worth investing in this project? Will I get any profit if I sell this flat after 3-5 years?

And should the payment be done by cash/ cheque or both?

When I contacted the builders earlier this year they said that it should be done by Dec. 2011 but now when I contacted they mentioned it will be further delayed but never gave a straight answer on how much more delay are we looking at. Looking at the pictures (indicative of the status), it doesn't look like it is in a position to be handed over before May/June 2012? In the agreement, they had signed up for penalty clause as well for delayed handover. Is this something that we can exercise?

Dear Owners, I booked a flat at HIG Tower#2 at Bengal Greenfield Ambition Rajarhat, New Town Kolkata. Project work is in advanced stage. As per developer's feedback, lot of people in other HIG Tower has already taken possession. I have the following points to clarify: 1.The approach road to the project is still not finished and I believe it is the responsibility of the developer to complete all the facilities before handing over the same to the owner. 2.Also, there was a project delay for which developer has to refund the money for delay in completion and handing over the flat to the owner. 3.From my last visit to their sales office , a new HT charge will be imposed @ Rs 30 per sq. ft at the time of possession by the developer which was not originally in the contract agreement. Therefore, it is high time we should coordinate with each other before taking handover and clarify the things from developer.
