I have bought site#675 at Upkar Spring Field Layout, Bangalore. Have planned for construction from first week of Nov 2012.
I visited the Layout last weekend and let me tell you, the Layout now looks lushy and green. I still remember the first look way back in 2005/6, a desert was the best it could be called and now, it comprises of neat and well planned tar roads with so many Gardens around. A lot of people can now be spotted inside the layout, which once bore a desolate look. These people were mostly labourers/workers and some owners overlooking the construction of their properties. I even spotted 4-5 houses being constructed, and no, they were not Model Houses! So much development in just 3 Months!!! The Club House looks ready to be used of its services. However, I must add that the tar roads on my side (somewhere around 4th Cross) are still asphalted as before and left as they were the last time I saw, not sure what plans they have on these. Any one have an idea as to the current market price here? Any body here started constructed or at least have firm plans of constructing in the near future?

Rithika, I visited their office on Monday and the site on Tuesday. The first thing that struck me was the downsizing of their office. Previously the office used to be in Prestige tech part on the ORR towards Sarajapur Road. They now moved to an office on ORR towards KR Puram. Where as the earlier office was rich in looks and treatment, this office is with torn sofas. That told me the story in one look. There is improvement at the site. Some of the internal roads are laid and construction work is on for some of the villas (like the one booked by me). I also sense that they have almost given up on selling bigger plots (2400 sft, 3000 sft, and beyond). They have now come up with a new layout where the plot sizes are much smaller - in the range of 1500, 1200 sft. The specifications are also downsized. That tells me that they will not be able to maintain the high standards with they began with. They claim that the club house and other basic amenities will be completed by Dec 2011 and th
