BBMP Property Tax For The Year 2011-12

BBMP started collecting property tax for 2011-12. Good news for property owners is that there is no revision in the property tax rates. The statement comes as great relief to Bangalore property owners, as there were reports in the last few weeks that the Bruhat Bangalore Mahanagara Palike (BBMP) might hike property tax by as much as 10%.The property owners can avail the Self Assessment Tax (SAS) forms from the BBMP help centres, or at the office of the assistant revenue officers spread across the city. For property owners paying Property tax for the Year 2011-12 will have to shell out a little extra money in the form of garbage cess. Garbage cess or Solid Waste Management (SWM) Cess will be collected based on the rates fixed by the BBMP.

Solid Waste Management Cess

Solid Waste Management Cess or Garbage cess should be paid along with property tax returns through a separate application form which will be available with SAS forms. The property owners can either half year or full year as in the case of Property Tax. Solid Waste Management Cess is applicable for buildings based on Plinth Area. However, Solid Waste Management Cess is not applicable for vacant land.

Solid Waste Management Cess is applicable for all Residential Buildings, Commercial Buildings, Industrial Buildings, Hotels, Kalyana Mantapa and Nursing home. Solid Waste Management Cess or Garbage Cess should be paid on the rates fixed by the BBMP.

Solid Waste Management Cess should be paid along with property tax return and a single receipt will be issued for payment of Property Tax and SWM Cess. The property owners can pay single cheque for both Property Tax and SWM cess or can be paid through Credit/Debit Card.

Plinth Area

Solid Waste Management Cess is applicable for buildings based on Plinth Area and Cess should be paid on the rates fixed by the BBMP along with property tax return. The term `Plinth Area’ refers to the entire carpet area along with the thickness of the external walls of the apartment. The commercial space is not taken into account in calculating the plinth area. Building outer wall to outer wall measurement is called Plinth area and it is the total built-up area of the buildings.

Solid Waste Management Rates applicable

Residential Buildings

• Plinth Area up to 1000sft.   Rs 10 per month
• Plinth area not less than 1001 sqft and not more than 3000 sft. Rs 30 per month
• Plinth area above 3000 sft. Rs 50 per month

Commercial Buildings

• Plinth Area up to 1000sft. Rs 50 per month
• Plinth area not less than 1001 sft and not more than 5000 sft. Rs 100 per month
• Plinth area above 5000sft. Rs 200 per month

Industrial Buildings

• Plinth area up to 1000 sft. Rs 100 per month
• Plinth area not less than 1001 sft and not more than 5000 sft. Rs 200 per month
• Plinth area above 5000 sft. Rs 300 per month

Hotels, Kalyana Mantapa and Nursing home

• Plinth Area up to 1000sft. Rs 300 per month
• Plinth area not less than 1001 sft and not more than 5000 sft. Rs 500 per month
• Plinth area above 5000 sft. Rs 600 per month

BBMP Property Tax Payment

From April 1, 2011 BBMP Bangalore started collecting property tax for 2011-12. You can pay through online using your credit or debit card, at no extra charge. Those property owners, who wish to pay the property tax in person, can do so at the respective help centers or at the assistant revenue office. The BBMP Bangalore finally implementing its long-planned cashless transaction and a property owner can pay from any centre, using a debit or credit card, at no extra charge. They will be given a receipt on the spot.

Those property owners who pay the tax for the whole year in one installment by April 30 would get a rebate of 5%. The property owners will have to shell out a little extra money in the form of garbage cess. Garbage cess should be paid along with property tax returns through a separate application form which will be available with SAS forms.

The property owners who wish to pay the property tax in two installments can pay the first installment by May 30, and the second between October 1 and November 29. The Garbage Cess can also be paid as in the case of Property Tax. . The property owners paying tax for the whole year after April 30 or in two installments would not be eligible for tax rebate and delay in paying the property tax would invite a penalty of 2% of the tax as interest per month.

The BBMP Property Tax 2011-12 can be paid online, help centers or at the assistant revenue office. If the property tax return for the previous year has not been filed, property tax for the current year shall be accompanied with the return and dues for the previous years. A penalty of 2% of the tax is levied as interest per month for late payment.

Online Property Tax Payment

Property tax payment can be paid online by any Credit Card having VISA or Master Card logo or by any Debit Card at no extra or transaction charge. For paying property tax 2011-12 online, visit BBMP official website (www.bbmp.gov.in) and click Online Property Tax Payment. This gives a link for current year property tax and link for previous year tax return. Click on “Click Here” for property tax for the Year 2011-12 for filling property tax return and follow instructions. If property tax is paid in two installments for the current year, then two separate forms should be filed for each half year. Separate returns for the Solid Waste Management (SWM) Cess should be submitted along with property tax returns.

• Form IV (White form) should be filed by those property owners where there is no change either in the extent of built up area, usage (residential to non-residential or vice versa) or its occupancy (owner occupied to tenanted or vice-versa), or category from the Return filed in the previous year.

• Form V (Blue form) should be filed by those property owners who have made changes either in the extent of built up area, usage (residential to non-residential or vice versa) or its occupancy (owner occupied to tenanted or vice-versa), or change in category or vacant land to new completed construction from the Return filed in the previous year. Bangalore Property Tax Rebate deadline till May 30

Bangalore Property Owners can breathe a sigh of relief. The Bruhat Bangalore Mahanagara Palike (BBMP) has extended the deadline for payment of property tax 2011-12 till May 30. The property owners can avail a 5% rebate on payment of property tax for whole year. BBMP had earlier fixed April 30, 2011, as the last date for property tax payment.
