Tellapur: Potentially viable residential hamlet on west periphery of Hyderabad

Tellapur is a developing hamlet located 30 km on the western periphery of Hyderabad, along Prof. C.R.Road.  It is predominantly an agricultural area with numerous farms, paddy fields and orchards in the vicinity. The most important feature of this area is the presence of the Bharat Heavy Electricals Ltd (BHEL). It is well connected to prominent areas in the vicinity like Gachibowli, Miyapur and Chanda nagar.

Connectivity:

Tellapur is well connected to all major landmarks in the area through the NH 9 as well as the Outer Ring Road (ORR). The nearest airport is the Begumpet International airport that is located 26 km away along Inner ring road. The nearest railway station from Tellapur is the Begumpet railway station, located 27 km away along  NH 9. The proposed Miyapur Metro Railway Station is about 15 km away along NH 9. Tellapur is also well connected to prominent areas in the locality, being just 13 km away from Gachibowli along Tellapur road, and 15 km away from Miyapur, along  NH 9, and 10 km from Chanda nagar, along Lingampally-Huda colony road.

Public Transport:

Tellapur has APRTC buses plying to all major destinations in the vicinity, with many bus stops at all major points. The nearest MMTS station is located at Hitech city about 22 km away, along Hitech city main road. Taxis and autos are also  available in the locality.

Social Infrastructure:

Tellapur offers many important public amenities in the vicinity. There are many reputed schools like International School of Hyderabad, Sri Sai Public School, Sahiti Vidya Niketan High School etc in the area. Besides, there are many renowned colleges like the St. Francis Xavier Jr. College,  SSJ College of Pharmacy etc are located in Tellapur. Religious institutions like the Sri Venkateshwara Swamy temple, Kanakadurga temple, BHEL Gurudwara,  Methodist church etc are located in the area. There are prominent hospitals like Yashoda hospital, BHEL hospital, Sunetra Eye hospital etc. Besides, there is also an Ambedkar Stadium and a Sahaja Yoga Meditation center. Some of the theatres in the area are Sangeetha theatre, Jyothi theatre etc. Besides there are various other facilities like parks, water bodies, shopping centers and food joints in the area.

Real Estate:

There are many residential colonies in Tellapur like R.C. Reddy Colony, Shanti Nagar Colony, Komaram Bheem Colony etc, besides many apartment complexes. Some of the prominent residential projects here are PHoney Dew by Aakriti Infraprojects, Aliens Space Station1 by Aliens Developers, Aditya Silicom Heights by Aditya Construction Company etc. Residential properties commonly seen in Tellapur are apartments, villas and individual houses. The commonly available apartments are either 2 BHK or 3 BHK.

Price Trends:

The current average price per sq ft for residential apartments in Tellapur is Rs. 3,050 with a price appreciation of 3% compared to the previous quarter, and a 32% appreciation compared to the corresponding period last year. The present sale price for 2 BHK apartments between 1000 and 1200 sq ft currently ranges between 20 and 30 lakhs. For 3 BHK apartments between 1500 and 1800 sq ft, the sale price is between 40 lakhs and 60 lakhs.

The current average rental price per sq ft for residential apartments here is Rs. 8. The rentals for 2 BHK apartments between 900 and 1200 sq ft ranges between Rs.8,000 and Rs.12,000. For 3 BHK apartments between 1500 and 1800 sq ft, rentals are between Rs. 10,000 and Rs.15,000 per month. Maintenance charges for apartments is above Rs.600 per month.

Future prospects:

Tellapur has immense potential to be developed into a prominent residential area due to the vast expanse of available land that developers can tap into. Besides, it can also be commercially enriched and can be used by IT and other companies for their facilities. Since it has easy connectivity through the Outer ring road and the NH 9, it is easily accessible from surrounding areas and can be employed residential developers for their projects.
