Dear ABCDEF, Please note that the time given for the clients to make payments is 10 days plus an additional 5 days. This makes it 15 days and interest is charged only after the 15 days timeline is crossed. In fact Krishvi has been sending hard copies 2-3 days prior to the soft copies being sent.Both are dated the same day. Krishvi has also sent mails to all clients about the timelines. Also Krishvi gives a timeline of 40 days from the date of agreement for clients to organize the first payment after the agreement is signed. All individual issues are also addressed and mails responded to. If people have been raising unreasonable points any management or team would not be able to respond. We think the points raised by you are baseless and does not speak the actuals.

Dear Amit, With reference to the approvals for the project please note that we have the required approvals from BBMP and other statuatory boards. The project has also been approved by SBI , SBT, LIC, HDFC , Corporation Bank and Syndicate bank. SBI,SBT and Hdfc bank have already been funding even for the upper duplex units.We have also completed around 150 agreements which is proof enough that the project is legally clear and on track. Probably I have little input for you. 1. The BDA approval is not mandatory. I have recived all documents from krishvi and we have one BDA latter. best understood ( It's not in english) we have NOC sort of thing from BDA.So approval should not be an issue.My lawer has seen and bank has also seen and they said it should not be an issue. 2. We have 5 flrs. Ground + 4. This means we have around 10 feet each.

i have already booked a flat.guess i did a mistake.the builder is not accessible.they r not very transparent with their dealings.they r only trying to speed up the process upfront as they need money.since in agreements they talk about completion in 36 months.guess its not worth an investment as u wud end up paying about 60-75% of ur hard earned money within few months from the commencement of construction.after the receipt of the monies the builder is most likely to take his own time to complete the rest.even in his previous projects (small scale) people who invested were not very pleased.he defaulted with amenities and stuff like that.the staff @ krishvi r the worst that i have ever come across.there r no project managers if u need any technical details.theres no prompt responses if u seek any clarifications.directors are not accessible as they can't answer the queries of customers.my advice do little research and then invest.if u ask me please try someother place.am 100% sure this bu
they are not as transparent as they made out to be while booking.they try to beat around the bush if you seek any clarifications.their agreements dont mention the amenities if not otherwise vague.not sure when they gonna complete it.directors r not accessible.don't take the marketing guys seriously as they only take you for a ride with all false claims and promises.my advice don't bother to invest.

Didn't they share the BBMP Sanction copy with you? We received a copy of the sanction when we went for agreement signing. I asked about the BDA approval issue, but don't think that's really valid here - BBMP approval is it I think.
G+4 is the limit that BBMP is authorized to approve.anything beyond this one must take the approval of BDA.In case of gavakshi, penthouse is illegal.ppl sud buy them at their own risk.no loans can b availed.BDA is only the competent authority in case of approvals to independent row houses/villas.since, this project has apartments as well BBMP is the competent authority.again, its all messy with Krishvi.nothing is transparent.the builder refused to attach the plan approval with the agreement.thereby, leading to a lot of suspicions.his previous projects are also not that gr8.he defaulted by making all false promises.this is their first big project.they r unable to handle things which is beyond their scope and capability.my advice if u havent still bought.look for something which is more secured.investing in gavakshi is like a litmus test.

No..Krishvi has shared a Sharing agreement which mentions which flats are under landlord and which are under them. Even my unit falls under Landlord's share and i have signed an agreement with Landlord with Krishvi playing a builder role.
Hello all, I have personally visited 4 of krishvi's old projects to find out from old customers how they feel abt krishvi as a builder. FYI i visited. La paula-Cambridge layout and 3 projects near Ryan school called Orange Tree, Willow Herbs n Orchid Woods all at a distance of 100 meters max.The points I hv concluded are given below for ur reference 1) Krishvi had delayed all his projects by few months, but residents also mentioned that the same is in case of many big builders too. So it is not a matter of big concern 2) Krishvi is a mid sized Builder...his patterns n style of house is too good in terms of air, ventilation n looks but the people whom he hires for work are not very skilled so u will see the effect in the workmanship of the house (like Air gaps in flooring), people also mentioned that there is no proper designs for Electrical wiring which might be concern. As far a plumbing is concern, no body has complaints about it. 3) Don’t expect the final house to be in

The material cud be compromised on eg Jhonsons tiles instead to the vitrified tiles shown in the model house. This he has done in one of his project. 4) There r chances that the Club house, Centre Square and Cul-De-sac will be compromised on since it is not there in the master plan of the agreement copy that he is giving. In Orange tree he has given a small kiddie’s pool instead of the big one proposed in the plan n not given up to the mark club house like wooden flooring etc. In Orchid woods he has totally chopped off the clubhouse n pool as was in the plan.
As I understand, Pent house is not approved, is there any impact on the same on 2 BHK etc.,

As per my discussion with the Corporation bank, BBMP can never approve a building with 6 floor, unless they leave 15ft of space from the boundary. Legal limit is G+3, but here they are making 2 floors extra. BBMP in this case have given approval for "Penthouse", BBMP definition of penthouse is the common room on the above G+4 which can be used by everyone. So thats why Krishvi builder is saying partial approval. According bank manager whole penthouse is illegal. Nothing will happen now, but BBMP will not spare any when some honest officer comes and start demolishing illegal structure like they did in Delhi 2-3 years back. So I dropped the plan of buying completely
HDFC and SBI are providing loan for Penthouse.
i do agree with all these queries.. i am after him since last 6 months and yestreday i went to his domlur office . i wanted to book a 2BHK. and i met one couple out there. they looked too frostrated from the attitude of chandu that i got too scared.i got there contact number and thought of talking them before going ahead for booking n all.. even i was smelling all the cheating kind of stuff, bt was too confused and after talking to that couple they made it so clear that this particular builder is heck.... finally i have decided not to book anything anymore... infact after finalizing the price, when i asked him that is there anyother charge going to be in future apart from the final cost of the flat ecxpt registration and stamp duty then someother things he stated like gas connection' nd other things... everything looks unreal...
This is really surprising when we went their in July last week they mentioned that 2 corner penthouse is already booked. Smells really fishy here !!!

I am planning to book pent house in Krishvi. Someone told me that 10% deviation approved by BBMP commissioner. Is it correct. Also as Krishvi claiming they have deviation less than 5%, do they have mentioned somewhere in the Agreement or any legal paper?
The builder is admitting the deviation. But they also say that it is strictly within the permissible 5% deviation. They also go about saying nationalized banks such as SBI has approved the 4/5 floor duplexes for loan. But its best of our interest to check with a govt approved engineer and a lawyer before signing agreement..

In the sanction plan and as mentioned about the amenities in the separate mail, please let me know the area allocated and the location for the children play area as its not clear in the sanction plan or in the master plan. Ans : Kids play area just adjacent to Landscape. my comments : they have just 15 ft length area for kids to play 3. As per the sanction plan for the distance between the two building is almost 50 ft where as talking to the marketing and looking at the master plan it looks to be 30 ft, i may be wrong on this please clarify. For more then 50 feet hight of apartment we need BDA approval. Flat has total 6 floors (2 for Bottom Pent and 2 for 2BHK and 2 for top pent). I was asking them for below 50 ft how they will achieve with 6 floors. They dont have BDA approval as well, so i need to sit with them and verify everything before booking.

Krishvi Gavakshi 1. Houses are in row so there are no windows on the side. House will look dark inside? 2. Toilets do not have proper windows or provision for Exhaust. Bulb will be required for lighting. Also no sunlight will create meanace of insects and worms in bathrooms? 3. Distance between two houses are 30 feet. For 6 story building this distance is very less. So there will not be sufficiant light on Front side. Is this true? Torch light concept is not followed according to 6 story building norms. 4.There is FSI consept. 300 houses in 4.5 acres looks conjusted. There is no enough space left on both sides. This will be issue when next plots will develope schemes. 5. Parking specifications are not availabe. 6. How much total build up and open space left is not clear. 7. Water supply details are not available. If borewell then water availability is not yet checked. 8. What about annual maintenance charges? They have not specified whether they will charge for 2 years in advance or no
