Mahesh you have to enquire in the nearest banks about the home loan for the project.
Mahesh, You have to also ask the bank you approach if they would disburse the loan amount sanctioned to you EVEN WITHOUT LODHA PROVIDING YOU WITH CC & APPROVED PLAN OF YOUR FLOOR ? Most banks dont do disbursement unless CC & Plans are given to them. This is very important other wise you will be required to shell out much more than what you have planned and Lodha will show no mercy about payments on slabwise basis. 1) This agreement mentioned by Mr Sameer is only with HDFC-SBI and no other banks have agreed to do disbursement without the requisite permission for the booked floors. Our builder is hence suggesting us to change our loan to one of these banks. In this tri-party agreement, the Bank is taking surety from both the sides. 2)Also,as reported in DNA of 13 Jan12,under the new DCR norms some builders would have to take fresh IOD/CC in which no free FSI will be granted. This means builders will hv 2 pay for this short fall in FSI to complete the entire building as planned.It remains to be seen how builders make good this extra FSI-by paying or by curtailing some of the floors !! Request the builder to give the copy of agreement they are referring to you and clarify with the banks regarding the same.
Good feedback on the entire issue of our builder/developer's ways of working. However, the violation of DCR still remains and as per the new directive it may even force the builder to either purchase extra FSI or do away with a few top floors to compensate for the cancellation of free FSI which was earlier granted by TMC. Shweta/ Refering to which cluster ? it is not clear the ground mentioned in the letter for increasing the consideration value. You hv to know it however reasonable it may seem. Did u book yr flat 4-5 years ego at very low rates ? Hv u registered yr agreement or it is only on allotment letter basis ?How many others hv also recd similar letters ? I got this email from Lodha, asking me to sign a Document which mentions increase in consideration values. Its a reasonable amount they asked me to pay more. Not sure whats the progress on the build. But everything looks fishy too me. I will talk to them today and let you know.

I had recently visited the site and the sales manager Sashikant Mane told me that they are on schedule with the construvtion infact he told me that they are looking to complete the project by May 2012 instead of Dec 2012...i have booked a flat in Cielo A....

What??? I am in Tierra B and executives had told me that they have got NOC/CC upto 7th floor. CC comes in phases after every 7th floor. By the way what is the name of the executive who provided you this information?

I contacted Lodha Customer service on March 23rd, 2011. I was told that there is an on going dispute/litigation with the previous owner for the land of the Ignis towers. Construction has stopped, and according to CS might take about 3 months to resolve.

SK, here is my opinion on your observations 1) Agree, they are way behind in schedule by an year 2) Lot of flats have been registered in CASA Univis, including mine in Tierra which was registered in 2009. Yours should also get registered soon. 3)They will not demand any money till they have all approvals, which seems to be fair. 4) I have successfully recieved a gift from referral program, however took some followup. 5)I have got prompt replies to my emails till now, you can contact the customer service manager directly if your queries are not being answered. 6)Terms and conditions vary in allotment letters because differrent level of status/information is known to the builder at different times, he put whatever is best known at the time of allotment and hence the variation. Even if the delay compensation clause is not there in allotment letter, you should insist that it should be there in the agreement and that will protect you against the losses. 7,8) If the building is fin

I have similar situation,left in the dark. Customer service assures me every now and then that there are no worries. At the same time they say that the first cc of Tiera C will be available within 6 months. I have been hearing the same story for last six months... I live far away.. Not only LIC, all loan applications are stuck for approvals
I too had applied for loan to LIC and they denied my application on the same grounds.
I am sure you told them that you are financing the amount on your own. Tell them you are applying for loan and they will not ask for payments.

There is a definite delay. We have booked in Tierra and our possession date was revised to August 2012 from end of 2011.

Well I think investing in any real state is worth. But it is always better to have a site visit before one closes on the deal. Casaunivis is better than Casabell as far as I think.

Hi Vivek, Even i am after the representative as i have to apply for a loan. I have time and again kept calling the representative for good 6 months now but the response is, it is still awaited from authorities. In a way it is good as well as bad. Good, because he is not starting the project without necessary permissions, i am currently staying in a building with no permissions and i do not want to tell what a heck of life it is. Bad, because everyone of us have stalled in atleast 30% of the amount with the builder and not sure when now the project will be completed. We should afterwards ask for compensation for delay which are over and above the agreement terms, after we are going to get the possession.
