The construction work already started of Orchid Ozone, Dahisar Check Naka. The builder is taking the work of one building at a time. After some construction work he starts the work of another building to make every buyer happy. Please don't spread the rumors before investigating yourself as it will disappoint every purchaser.

Hey Ashish, I was checking about the prices of flats in Orchid Ozone it is given as Rs 36lakhs for 1bhk flat and Rs 55lakhs for 2bhk flats.
It will cost you around 8000 psf and for 596 sft flat it should be approx. 48 lakhs. This is going to be one of the best complexes in near future.
I heard that the Builder has recently raised rate i.e. Rs.7540/- Per Sq. FT. Is it true?

It works both ways for us who have booked in building no 9...If they start work and deliver late the interest burden will be too high. I wish they start it close to the delivery date.. which is expected to be 2013..thats the most optimistic date.

i visited the site yday.well work is going on few buildings.ref earlier meetings of our group in goregaon i re collect that someone had posted the phase wise schedule and building no 9 was in phase 1 as per the email .but i was told that it falls under phase 3.frankly i fall goes well i feel we all should be prepared for dec 2014 possession to be realistic.as regards rate they still quote 6300 which is the same what they told me in oct 2010.
Even if we get possession by 2014, it is ok, at least our money is secured. But the way DB group is being treated in this 2G scam, I doubt, if company will be able to sustain. :(

Work in project is not stopped till date and considering 34% of other parties interest and 97% sold project there are bright chances that the project will complete. In case of Building 17 7th slab is going on. Payments are on the slab basis. total profitability of project is around 300 cr.

Hi All, Just like most of the people in this site I have also purchased a flat in this project. I booked the flat way back Dec 2009, and since then there was no demand for payment except the amount I paid on booking. As per the last information I have, the whole project is divided in 3 phases. Building 3,7,8,17,18 is covered under phase 1, building 1,218,20,22,28 comes in phase 2 and rest in phase 3. Building 7 is completed up to 17th Floor and I believe show flat is also built in the same, rest of the phase 1 buildings are completed till 9th to 11th floor. One of my friends has booked flat in building 7th and he has paid almost 7 to 8 payments till April 2011. I am not sure about the current financials of the company, and its impact on the project, but as per my information the phase 3 is going to be delivered somewhere in 2013 as per the current plan. Secondly I have still doubts about the full occupancy of the flats, because till date there is a sale counter available in the site

They have told that all the Mumbai side buildings are still awaiting some approvals therefore, it will take 3 more months for starting construction. It is said that podium level is completed for the entire construction area, including 30+ buildings as well. Which floor you are in 34?

Hi Bindya, Welcome to the orchid ozone. No real need to panic, as almost all the flats are booked and the developer no longer needs to look for external finance. 2 months back I had heard that they could not get approval for the buildings falling under BMC and Bldg. no. 34 was one of them. There are also some changes in the lay out in the official site of DB Realty in comparison to the original plans shown to us at the time of booking.However when I spoke to them on phone yesterday they assured me that these bldgs. are very much in the project.
