The possession of the property with home loan should not be much older then 12 months before the sale of the property. The family property which you have sold as a successor must have been held for atleast three years. If you have followed all these then you can save the capital gains tax and repay the home loan.

Posted on: Nov 15, 2011

The capital investments (house, buildings, real estate, bank deposits) are considered long term if the holding period is 3 or more years. A capital gains tax (CGT) is a tax charged on capital gains and a capital gain is income derived from the sale of an investment. If you do not want to pay the capital gains tax Buy a new house (Section 54 of the Income Tax Act) within a year of selling the house or within two years from the date of transfer or construct a new home within three years of the date of sale. The exemption amount, in this case, is restricted to the cost of the new house property. You can buy bonds issued by the Rural Electrification Corporation, National Highways Authority of India [ Images ] and National Bank of Agricultural and Rural Development.

The prices of the land is touching the sky which made the purchase of the site and the construction of a house almost impossible and moreover the cost of an independent house is in dismay. Now a days customers are prefering comumnity living more attractive because of the facilities offered as well as the ease in handling maintainance and security. To build an individual house it need a proper contractor as well as proper design. Infact fresh land for individual houses are not available now a days. So people prefer to go for a flat or an appartment. Apartments are unlikely to remain in a perfect state for over 30 years.

That is a good idea of insuring your own house. Your house insurance will cover risk from fire, earthquake, flood, thefts and robbery, jewellery in house (less than Rs 15000), domestic appliances, expensive electronic equipments, unannounced liability, etc. But it does not cover risk against cash. You get to protect your interest as an individual/family, protect yourself if you have taken any home loan or protect yourself from any unpredictable liability. You can contact your nearest banks for the policies.
