Yes me too stuck in metro station and we commuters were not known the reason for this delay. I was happy celebrating my New Year but while returning the metro station was packed with commuters waiting for the train. Really no one knows what the real cause for delay is.

Oh you are talking about this Sunday, it is technical snag that has left Metro passengers in the lurch and you know it is the second time in the past one month happening. This time it is due to a problem in the Over-Head Electrification (OHE).

@Sanjay , in a recent survey it it found that 10 percent of the accident and cases are only because of jumping the read light by commuters. Now the residents should understand as why the traffic department has hiked the fine amount and made it mandatory for the violators. Mainly accidents are happening in Tilak Marg circle, Parliament Street and Chanakyapuri in Delhi. To avoid more accidents in the city the department is now in a survey detecting major accident prone zones to install signals.

I would advice you to first go through the agreement when it was executed. then discuss with the developer and ask him to give a written in black and white. If he denies then think about taking legal actions against the builder.

Still now the same traffic chaos is there but to put an end to this problem the traffic police is soon going to launch a special drive. If anyone jumps the traffic the police will note down the number and pass it to every department and during night time and dangerous driving you will end up with a fine of Rs 1000.

Recently DLF has launched a project in Mullanpur Chandigarh comprises of 800 plots which was sold within a matter of days of launch. After the good response from the investor they planned to launch more 500 plots measuring 350 to 500 square yards. DLF group seems to be doing good in realty sector.

For mid-term investment, go for Noida Expressway because average prevailing price in the area is Rs 3500/- sq ft vis-à-vis the ready to move-in apartment where prices are Rs 6000/- sq ft. If we hold the property for next 3 years the expected price will be around Rs 5000/- plus sq ft.

Sectors 77 onwards, Sector 32 are the best sectors to invest. Sector 77 onwards because they are near developed sector and also near Sector 18 and Sector 32 (commercial hubs). Sector 32 because it is witnessing some good developments and real estate prices will go up because of that.

Circle rates is the minimum value of any piece of land or immovable property for registration. The introduction of new circle rates in Himachal Pradesh is only for benefit of property buyers or sellers. At present, the rates for registration of land deals are worked out every month and people have to go to the Patwari (revenue official) for getting the rates, which caused lot of inconvenience and the new system would provide relief to people and this will be revised once a year.

Just consult with the lender once. They will write a letter mentioning the amount at which the home loan can be considered fully paid off. This amount is inclusive of prepayment charges as applicable and calculated at a future date to give you enough time to find a buyer. Based on this letter, you can negotiate with potential buyers.

If the buyer wants to take a loan to purchase the property then it is much easier if he approaches the same bank. Then the lender does not need to release the title papers to another lender before getting the payment.If the buyer wants to make an outright payment- he can make the payment out to the bank directly based on the consent letter. And the balance amount will be paid to you. The property papers will be released only after the bank has recovered the entire amount including prepayment charges.

Hi Sanjay, this is not only happening in your city but in other cities too. I am from Bangalore. Even I booked an apartment and it got completed only 11 months after the expected date of possession. The reason is that first of all the builders handle a lot of projects together, secondly they do not have money to finish the project and third the price of the materials required for construction are shooting up because of which we the property buyers suffer.

Municipal Corporation of Delhi has asked to vacate 35 residential properties as they were illegal and they will be sealed in next few days. Resident Welfare Association of South Extension had filed a PIL in 2001 seeking action against the illegal structures. These properties were not regularized as well as they have broken laws. The other properties won't face any consequence as long as they are regularised.

Open space is the extended floor plan which can be added to the existing floor plan. It means the place which is eaten up by a wall can be used for other functions. You can consult an architect and remove the wall which is least needed. You can also remove doors to make two rooms into one. Add more windows and natural light to make room look more spacious and use less furniture to make it look less cluttered.

It is said that the road widening at Wazidabad Road will cause major damage to the under ground cables which can cause power cut and water shortage. The people are going to face again the traffic jam, road block and heavy rainfall has been predicted. The PWD is going to bring a huge amount of loss. The DERC are asked to collect the penalty from the agency who are going to undertake the project for widening the roads.

The experts says that it is always better to buy a second house. Apart from financial commitment the second property can mean a lot in terms of tax and loan implications. The rental incoming coming from your first house will be considered a business income and would have to be considered while computing income tax.

The State Government alos announced that the residents facing problems regarding improper water supply, sanitation and other related issues are going to be solved very soon. The residents are gladly waiting for the government and the CAG decisions.

The New Delhi Municipal Corporation has taken the case to Supreme Courtand after hearing the situation. The Supreme Court has appointed civic officials and asked to do a thorough check up about the land . After the inspection the officials said that there is no other way but to demolish the buildings.

The meeting was held basically to answer the queries of the people holding heavy properties. The BJP leader is protesting against the hike in the tarrif and he is asking help from Residential Welfare Association and the Non Government Organisations to come forward and join hands with him. The government is not doing anything about the load-sheding problems faced by the residents of Delhi-NCR but contineously increasing the rates. Volunteers from RWA and other organisations will be attending the meeting which is going to held on 27th of this month (November).
