Yes Manoj, the rate of sale of the properties in Mumbai are slow compared to other cities. The high cost of land coupled with rising construction cost has skewed the pricing of the projects in Mumbai.

And one more reason for delay is due to the long time taken in getting approvals from different departments. Settling all the legal issues if any and getting necessary resources cause delay.

Hi Mukesh, according to the new FSI calculation, the balcony, flower beds, ducts, car decks, etc. will not be included in the sale-able floor area. And this decision is expected to increase the cost of the properties in Mumbai region.

As far as I know about the project, the specialty of the residential flat is that the residents staying in the flats can enjoy an unbroken view of an entire surrounding area and the residents are actually getting paid to live there. The project comprises of 175 apartments and 10 bungalows at Cuffe Parade. It is the richest housing society in India comprising of two 25 storey residential towers.

Hey even I heard that none of them pay maintenance charges instead the owner get an annual dividend of Rs 6 to 12 lakhs. Even the owners do not paying any monthly outgoings or municipal taxes.
