Located in South Bangalore, Electronic City is a locality situated in the Bangalore Urban district of Karnataka. It’s a panchayat town in Anekal taluk, and lies along the Hosur Road stretch of the National Highway NH-7. It was developed in phases, and is thus made up of Phase I, Phase II, and Phase III. Connectivity and Transit Points

 

Electronic City lies along the NH-7. It’s directly accessible to Tamil Nadu by a section of this highway, called Hosur Road. One can find plenty of KSRTC (Karnataka State Road Transport Corporation) and private buses from here to Tamil Nadu, making it a critical transit point.

 

The locality is well connected to other areas such as the elevated highway connects Electronic City to Silk Board, the NICE Road makes Bannerghatta Road easily accessible. Because of the extensive road network, distant localities like Jalahalli are also easily accessible.

Factors for Growth in the Past

 

The thriving IT/ITeS and electronics industry has been one of the major factors for growth in the locality. It has single-handedly fuelled the area’s residential realty sector for decades, thanks to the constant demand arising from the huge pool of relocating industry professionals. As a result of the rapidly expanding residential sectors, the commercial space has also opened up, with the presence of a large number of shopping malls, movie theatres, and entertainment centres.

 

Social infrastructure has also been a major plus point for the locality. Some of the reputed educational institutions in the locality include Alliance Business School, Xavier Institute of Management and Entrepreneurship, and Symbiosis Institute of Business Management. The major hospitals include Narayana Hrudayalaya, Ramakrishna Health Care, and Vimalalaya Hospital.

 

Residential & Commercial Market

 

Residential demand in Electronic City is highest for the mid-income housing segment. This demand has remained steady for years. Lately, the development of, and the demand for, luxury residential units has also been rising, owing in most part to the increasing population and rising incomes.

 

The price of apartments in Electronic City range from Rs 3,000 to Rs 5,000 per sq. ft. Villas or row houses, on the other hand, cost anywhere from Rs 3,500 to Rs 6,400 per sq. ft.

 

Commercially, office spaces enjoy the most demand. The Phase I and Phase II areas of Electronic City have over 8.6 million sq. ft. of operational office space. Major Challenges

 

Electronic City is a well-placed locality in terms of civic infrastructure. Water shortage has been a concern sometimes, but supply has improved significantly over the years. Earlier, the locality’s residents mostly dependent on borewells. But Bangalore Water Supply and Sewerage Board (BWSSB) has now ensured that Cauvery water is accessible to them.

 

Bangalore Electricity Supply Company Ltd. (BESCOM) is now working towards making power transmission more efficient by trialling a new smart meter project in certain parts of the locality. These smart meters will reduce the loss of power and increase its quality.

 

Factors for Growth in the Future

 

Infrastructure will play a major role in Electronic City’s growth going forward. The 9.9-km long, two-lane elevated highway is significantly reducing travel time from Silk Board to Electronic City. The under developed, Alexandria Knowledge Park, on the other hand, is an integrated project with a commercial area, technology space, lab-space, serviced apartment, hotel, and so on.

 

Other major projects in the locality are Metro Phase II and Cauvery Water Phase II, Stage 4. Phase II of the Metro from RV Road to Bommasandra will reduce travel time for people commuting to Electronic City. The supply of Cauvery water will come as a welcome relief to the locality’s residents, as they have been experiencing water shortage for quite some time.

 

Shopping malls and IT parks will also play a significant part in Electronic City’s future. The NeoMall, Ajmera Anex Mall, Hiranamdani mall and Himagiri Mall are just some of the malls in the pipeline. A number of new IT parks will also come up in the locality; for instance, NeoTown IT Park, Equinox Realty IT Park, and Concorde Maruthi IT Park.
