Sarjapur Road is well connected by bus to most major transit points including Silk Board, Carmela Ram, Shivaji Nagar, Kempegowda Bus Station and the International Airport. Almost any other bus including the 342 series and the G3 pass through the Sarjapur Road and Total Mall bus stand. Autorickshaw stands are also frequently encountered.

 

Road transit from Sarjapur to the ORR, Koramangala, Silk Board, Electronic City and Whitefield is relatively low in traffic density and offers smooth journey even during peak hours. Both public and private transportation networks are well-established and efficient.

 

The closest railway station to Sarjapur Road is the Carmelaram Railway Station, which is located 9 km away. Airport, on the other hand, is about 40 km. There are frequent Kempegowda International Airport (KIA) AC and non-AC buses that are easily available from Sarjapur Road.

Factors for Growth in the Past

After the IT boom in the 1990s, Sarjapur Road became the subject of rapid real estate development as IT companies began acquiring huge land banks for significant bargains. The construction of the ORR, in the early years of the millennium, led to even more development and transformed the fringe suburb into a hot bed of real estate action, largely driven by investment from IT companies and land developers. In 2012, Bangalore flourished with a net absorption of 33,988 units, nestling in over one million employees. Today, 45-50 percent of Bangalore’s IT workforce resides in the eastern part and Sarjapur Road.

Market Trends

 

Over the past decade, South and West Bangalore have steadily moved toward a stabilisation of property values. Conversely, residential and commercial lands in proximity to IT hubs have witnessed a consistent appreciation. Whitefield and Marathahalli (Rs 5000 per sq. ft.), in particular have seen prices escalate to levels comparable with relatively gentrified neighbourhoods like Koramangala (Rs 7500 per sq. ft.).

 

Sarjapur Road is seeing the emergence of a promising residential as well as commercial micro-market. This suburban district has seen the launch of many properties in the luxury segment, out of which 9 per cent are of the villa/row house category residential units.

 

The capital values on Sarjapur Road stand at Rs 4,000 per sq. ft. This number is considerably affordable when compared to the up-market localities of Whitefield and Koramangala that range from Rs 5000-7,500 per sq. ft. The average rental price per sq. ft for a multi-storey apartment is Rs 18.

 

Major Challenges

 

Sarjapur Road lacks in basic amenities like water and sanitation. Cauvery water is not available and ground water table taking a nosedive, residents are dependent on water tankers from other parts of the city. Garbage is another headache for the residents. With the BBMP not taking effective steps to get rid of the garbage on the roadside and from residential apartments on a day-to-day basis, the state of sanitation looks grim.

 

Factors for Growth in the Future

 

Currently an Express Link Road between Sirsi Circle and Agra is under construction , while the Bengaluru Development Authority (BDA) has commissioned restoration work on Sarjapur Road that is expected to be completed over the next quarter. With Whitefield being a major station along the second phase of the Namma Metro Rapid Transit System, Sarjapur is slated to see an enormous growth in the near future.
 

Several conveniently placed flyovers have largely alleviated traffic congestion and added to the residential allure of the area. Sarjapur Road Projects have been executed by some of Bangalore’s largest real estate development companies including Mantri, Prestige, Adarsh and Puravankara.
