The locality lies equidistant from rapidly growing areas like Chanda Nagar, Madinaguda, Whitefields, and Gachibowli. Its proximity to the IT corridor of Gachibowli especially works in its favour. This feature has been very beneficial to the growth of the locality and makes it an apt place of investment for professionals working in these IT corridors.

Nallagandla’s residential areas have all the necessary supplementary facilities such as schools, hospitals, restaurants, medical stores and supermarkets, making it a quintessential residential locality. The blend of these state-of-the-art facilities provided by the residential sub-areas coupled with green patches of land spread throughout the area, puts it an advantage over other developing localities of Hyderabad.

Connectivity and Transit Points

The presence of Tellapur Road on one side and Old Mumbai road on the other acts as a boon for Nallagandla. It connects the locality to various important parts of the city, especially to bustling areas like Hitech City, Kondapur, and Gachibowli. Kanchi-Gachibowli Road, which splits the locality into two, connects Nallagandla to a host of other roads and provides connectivity to Osman Sagar River, ORR, and Narsinga-APPA Junction.

The affordable MMTS train services can easily be availed by the residents, by travelling to either Lingampally Railway Station or Chandanagar Railway Station, which lie merely 4 km away. Trains from these stations can be boarded to reach other prominent railway stations like Secunderabad Railway Station and Hyderabad Railway Station. In addition, these local trains can be used to reach areas like Hafeezpet, Hitech City and Madhapur.

The closest and the most prominent bus station in the area is situated in Indira Nagar, which falls along the connecting road between Tellapur and Kanchi-Gachibowli Road. Several APRTC buses ply from here to various other major destinations in Hyderabad. Private transportation in the form of autos and taxis is also very active in the vicinity.

Although Rajiv Gandhi International Airport is situated 40 km from here, it can be reached within 45 minutes via the traffic-free Outer Ring Road. Airport shuttles from nearby areas can also be availed to reach the airport.

Factors for Growth in the Past

Once a patch of forgotten land, Nallagandla’s brisk growth has put it on the real estate radar of Hyderabad. One of the most important factors that led to the quick growth of this area is its proximity to the Financial District and the IT corridor of Gachibowli. The establishment of company offices like Deloitte, Wipro, Polaris, and Microsoft accelerated the demand and supply of properties in areas like Nallagandla.

Nallagandla’s proximity to Chandanagar also played an important role. Overcrowding in areas like Chandanagar, which also shared proximity to these IT hubs, led to a spillover demand in Nallagandla, driving its realty market upwards.

The construction of the three prominent roads, Tellapur Road, Kanchi-Gachibowli, and Old Mumbai Road notably enhanced connectivity in the region, and made it accessible from other important residential and IT hubs of Hyderabad. Improved accessibility played the role of a catalyst, and aided the upsurge of social, commercial, and residential development here.

Residential and Commercial Market

Residential Market Price Trends

Nallagandla has slowly but surely grown into a prized property jewel, with the success of notable residential projects like Nivee South Park, Magnificent Habitat, and Aastha Magnum Heights, which form a part of the Nallagandla-HUDA residential layout. Other large-scale residential projects like Aparna Sarovar and Aparna Cyber Zone are also present here, which offer various facilities, making the area a self-sufficient residential hub.

The increased traffic of reputed builders in the area has caused a manifold increase in the construction of high-rise apartments. Apartment units of 2-3 BHK units are widely available, and dominate the property market. The average rate of these apartments falls within a range of Rs 2,720 per sq. ft. to Rs 2,760 per sq. ft., with property prices ranging from Rs 22 lakh to Rs 85 lakh. Residential plots are also available in the area, but in smaller proportions. They sell at an average rate of Rs 2,360 per sq. ft., translating to Rs 50 lakh, on average.

As several projects have already been completed, rental properties are widely available here. The average rental rate for 2 BHK apartments is Rs 9 per sq. ft., with the rent ranging from Rs 8,000 per month to Rs 15,000 per month. 3 BHK apartments, on the other hand, have a rental rate of Rs 11 per sq. ft., with the rent lying anywhere between Rs 15,000 per month to Rs 22,000 per month.

Commercial Market Trends

The presence of commercial market in Nallagandla is not as prominent as its residential market. However, many commercial plots are up for sale, and sell at an average rate of Rs 9,650 per sq. ft., with an average property price of Rs 3.7 crore.

Major Challenges

The presence of an illegal GHMC dumpyard in the area has repeatedly drawn flak from the residents who have asked for its transfer elsewhere. This dumpyard is causing many health hazards and has contaminated the air with its foul smell and smoke. The presence of a school near this dumpyard has also raised several questions about the health concerns of the children, as well as other residents. Lately, there have been talks of removing or transferring this dumpyard from the locality.

Another issue that has been tormenting the commuters and residents is the absence of streetlights in some parts of the neighbourhood, which has made commuting in the night unsafe. The maintenance of roads in a few of these areas is also poor, making travelling in and around the area a menace.

Factors for Growth in the Future

The completion of the much-awaited Nallagandla Flyover will improve the connectivity to and from the region. Once the flyover is operational, it will not just reduce traffic snarls faced on the Old Highway to Mumbai considerably, but will also provide faster and better commute.

The area has immense potential to be developed into a residential hotspot of Hyderabad, given the fact that ample land is still available for development. With the completion of projects like Ramky one Kosmos, Hima Sai Lake View Towers, Manjeera Diamond Towers, Asthas elite, Aparna CyberZon, Aparna Cyber Life, and Aditya Eden Park, Nallagandla is likely to flourish in the overall development department.
