Schools like DPS . Greenwood High are 20 kms + from Empyrean. I had spoken to DPS school bus executive and he said that they might contemplate extending bus route to Empyrean if there are 20+ kids for DPS. Is there any other route to reach these schools which does not pass through Sarjapur village? The village road is very narrow and faces frequent traffic jams.
Hi Balbhadra, you have to take right turn from Sarjapur Road onto Sulikunte Village Road for almost 1.5 kms. There is no other way to go to DPS.

Hi Rockey, Sounds like an idea. I personally feel their Phase II is a little overpriced. So if thats a plan then maybe we can see how it works out.

It is 21-22 km from ITPL. Road is getting widened as of now. Within 6-10 months, that should be complete. But the surrounding area has either farmland, village or small scale industries. Malls etc stuff might take some time - 4-8 yrs.
Once the project compleatly done the govt may be looking out and they will be buses& volvo service will come , Becouse the the projects are included hotels,malls and its a fully loaded towenship.

If they are selling the villa then the registration could be done only after villa completion because the villa exists after the construction. If they are selling the land and then constructing villa for you then they've to hand over the land to you (if they register it earlier) and you have full authority on the land. They might not want to do this because the buyer, if has a conflict with the builder, may choose to take a defensive stand w.r.t. to construction. They make a lot of money in construction too ! BTW, bank approvals do not mean anything; please try to go through your own lawyers and also the history of the builder before buying. BTW, I started exploring this project too !
As per my talks with sales guys they are planning for land+villa registration together, so your registration will happen after 2 years. I do not know why they can not register land upfront and later register villa on completion. Will this process cost more? OR This demands more paper work and more clearances?

Hi Rita, I am sure you would agree that the farther you go from the city center, the more value you get for your money. It's a question of 'how far is too far ?'. The answer varies for each individual based on his/her current (and future) place of work, kids' school/college, hospitals for the elders etc. Personally, I am a buyer in the Empyrean and feel it's a good investment as the area has been untouched till now and big, premium projects are coming up in the same area like Indus International Golf Resorts and Estates (http://www.indussportsresorts.com).

Sandeep : My experience has been positive. This group comes across as professional (top mgmt and leadership all ex-IIT and IIM) and gives reasonable value for money. I have purchased a villa here, and had visited their office on Outer Ring Road also. The impression I got was of clean and transparent dealings. They are a foreign direct investment venture fund backed group. I examined the model villa on the site and compared to others i have seen found it of strong build. What i looked for (and did not find) is wall/plaster hairline cracks - you will be amazed how many new buildings show that in Bangalore! Project has been launched only after all land clearances, unlike others who do their pre-launch in a big way.. Overall i am positive of this group and their sincerity and commitment. I am a buyer in The Empyrean. I was impressed with their honest pricing. In addition to offering one of the best value for money independent villa options in Bangalore, they have been transparent in their dealings as Dharamjit mentioned. For example, I had made my booking of a corner villa in July and had locked in the pre-launch price + the corner, park facing and extra plot size premiums. At the time of sales agreement, they lowered the earlier agreed upon price sighting reduction in the corner plot size by a few sqft without me asking for any re-calculation/verification of the price. In addition, they have included a clause in the Sales Agreement which guarantees such refunds in future. Now, that's transparency and honesty we usually don't expect from builders.

Hi Srinivas, I have booked a Villa Pristino in The Empyrean. A few points to consider before you book. 1. The prices are one of the best among big builders for such villas and row houses. 2. The master plan of the township looks truely international. Also, all the work is outsourced to the best companies in their areas e.g. architecture, infrastructure, landscaping etc. 3. If you are looking for a highly customized Villa, then forget The Empyrean. They are very very rigid when it comes to even minor changes. Like you won't be able to put grills around your glass windows, can't put fencing around your plot/garden etc. But, they have agreed to allowing some changes in the interiors like half wall instead of full etc. 4. They seem to be quite transparent with their documentation e.g. Booking is 100% refundable, penalty clause on the builder to compensate the buyer if they delay delivery of your villa, Sales Agreement covers all areas of concern etc. 4.
