Q:Water is leaking celing of hall and two bed rooms. Is this a major problem. Who has to rectify the problem ,construction or mantainance? I gave a written complaint at maintenance office. one week over not yet fixed the problem. pl any body from vbhc discuss. sujata apartment resident
Latest Answer: Usually all the maintenance work should be taken care of by the builder at-least for one year. Ans as you said that the flat is not registered then the builder only should repair all the leakage work.
Q:1. VAT and ST - Much higher than other builders2. Maintenance charges - Charged at Rs 3/sqft with hardly any amenities where as big buildings with almost all amenities charge a max of Rs 2/sqft.Any comments?Thanks
Latest Answer: Well, generally builders will show some calculations to derive at VAT and ST but it will differ from builder to builder because it depends on the split of land and construction cost and other factors. Builders have the flexibility to play with these things to derive at different VAT and ST for the same sale value.
As far as maintenance is concerned, the builder did try to justify that the elements provided in the building require such cost for maintenance but declined to comment on how other builders are maintaining a similar set of facilities at a lower cost.
Latest Answer: Dear Vijay sir, lift has been already installed and in a working condition . Still work is going on it is too early to expect everything at their place up to date its my view. Sir if you are located in Bangalore please visit once at site it will give you a better picture or else remain updated with the VBHC site where they have given you a option of live camera along with a latest updated photographs.
