About Madhapur

           Madhapur is a locality in Hyderabad that is right in the middle of its IT hub. It consists of the IT SEZ-rich Hitech City, as well as the residential areas surrounding it. Madhapur is located in north-west Hyderabad, in the Rangareddy district, to the south of Kukatpally. Hitech City lies on the western part of the locality, and it is flanked by the Durgam Cheruvu Lake in the south.


           Even in the early 90s, Madhapur was a sleepy village on the outskirts of Hyderabad. Madhapur owes its rise in status as a prime residential locality in Hyderabad, mostly to the IT boom in the city over the two decades.

           There is a huge influx of young IT professionals to Hyderabad, due to the thriving IT industry here. With over dozens of multinational, regional and national companies being set up here, Madhapur is at the heart of this IT industry. Naturally this locality sees the most sales in real estate. With thriving residential and commercial markets here, Madhapur is THE place to live in, in Hyderabad.

           Madhapur has some very good schools and higher educational institutes. Since it has emerged as a fast developing residential locality, the demand for good schools around here is high. Quite a number of international schools are prominent in this area.


Connectivity and Transit Points


The APSRTC buses are the main modes of public transportation in Madhapur. Several buses connect the locality with Secunderabad. The 100-feet road passes through the centre of Madhapur, connecting it with Hitech City. It also passes through Madhapur and connects this locality with the neighbourhood localities of Gachibowli and Kothaguda.


The train station closest to Madhapur is the Hitech Station. The train service is MMTS, and the station is just 1km away from Madhapur. The Borabanda Railway Station lies to the north western part of this locality. The two notable trains from here are the Lingampally Falaknuma and the Lingampally Hyderabad.


The Begumpet airport is just 12 km away from Madhapur. The new Shamshabad International Airport is, however, further away. It is 45 km from Madhapur.

  • Madhapur is considered a prime location in Hyderabad because of its proximity to the technical and financial districts of the city. The IT hub of Hyderabad, Hitech City is right next to Madhapur and the two localities are extremely well connected. As a result, a major percentage of the demand for real estate in Madhapur is from the IT professionals who are employed here. The financial district of Manikonda lies on the other side of Madhapur, which is having a further positive effect on the Madhapur realty market.
  • The development in Madhapur, however, has not been as rapid as in Gachibowli and Hitech city. The urbanization here was gradual, and as a result, the real estate market in Madhapur has developed more than either Hitech City or Gachibowli. The real estate prices have appreciated by 10% in the year 2013.

There is a shortage of drinking water supply in Madhapur. The residents are mostly depending on the water tankers for their daily water supply. Other than the scarcity, there is the problem of the water table contamination as well. This is happening because the sewage water is seeping into the underground water table.


Factors for Growth in the Future


  • The upcoming developments in Madhapur are mostly owing to the near saturation of the Hitech City. Madhapur is slowly coming on to the map for commercial real estate as well as residential.


  • One of the important factors for the growth in this locality in the future is going to be the construction of the metro rail. Once it is operational from 2015, Madhapur real estate will get a huge boost.


  • The infrastructural developments in the locality of Madhapur are mostly IT industry oriented; the focus is more on IT/ITeS Special Economic Zones, than on the other aspects of locality infrastructure.

Other than the tech parks, flyovers are a prominent feature of these localities. The Madhapur flyover, completed in 2010 has helped decongest traffic at the main Madhapur junction.  More such projects are expected to be undertaken. The Kukatpally ROB bridge, the HMR station and the Madhapur to Malaysian Township Road are some of the projects that are being undertaken will help in the overall development of this locality.
