Factors for Growth in the Past
Naroda was selected as one of the regions to be developed, as part of a project undertaken by Gujarat Industrial Development Corporation (GIDC) in 1962. The main role of GIDC was to create industrial estates in the regions selected. This was achieved by bringing new infrastructure in the region, such as roads, drainage systems, street lights, electricity, water supply, and other amenities.
Naroda was chosen to be a chemical production estate. Many chemical companies have plants and offices set up in this region, like Reliance Industries Ltd, Pepsi Co, Ingersoll Rand, Dresser Industries, Dishman, Tuton, and West Coast. This helped improve the infrastructure in the area to a large extent.
Situated close to the Sardar Vallabh Bhai Patel International Airport and the Ahmedabad Railway Station have also helped attract investment into the area for development.
Residential & Commercial Market
Apartments dominate the real estate market in Naroda. They sold at Rs 2,200 per sq. ft. on average, in the third quarter of 2013. Houses are the second-largest contributor to the market and were sold at Rs 5,900 per sq. ft. in the third quarter of 2013. Layouts and plots in Naroda come next in the market and were sold at Rs 1,500 in the third quarter of 2013.
Major challenges faced in Naroda include traffic and industry induced noise and air pollution. The region is also susceptible to humid spells before the extreme summers begin.
Factors for Growth in the Future
Many major residential projects are coming up in Naroda concentrated along the Ahmedabad-Vadodara expressway. Some of the major builders in the area are Shri Balaji Developers, Ramani Realtors, Panacea Property, Ozone India Group, Maruthi Developers, and others. This will help advance the development efforts in the infrastructure existing in the city.
