BDA alternative site: Probed and cancelled

BDA allotted sitesIn what has been the recent point of discussion in the real estate market, the Karnataka government has ordered a comprehensive enquiry in regard to the irregularities that has stumbled upon. The irregularities pertain to allocation of alternative sites by the BDA under-’land for land’ scheme.

According to the allegation of certain government officials, the BDA has earmarked alternative sites to revenue land losers in Kempegowda Layout, Banashankari Layout, Sir M Visvesvaraya Layout and Jnanabharathi Layout trespassing the norms. To add to it, few individuals have been shell out with BDA sites illegally, on the grounds that such people have lost their land because of construction of roads in the BDA layouts.

BDA allotted lands

In accordance with the probe, the government will do away with all land or sites allotted by BDA as a remuneration for private land possessed without any notification from 2008. Detailed enquiry is proposed to be held for such issues and people involved in it would be severely punished. A further probe into the matter points out that alternative land has been given in posh locations to General Power of Attorney (GPA) holders.

Officers involved in misusing the incentive scheme would be brought to justice and all the lands allotted under the scheme will be strictly cancelled. All kinds of irregularities in the land scam will be probed and strict penalty will be imposed.

From 2008, 3314 sites have been allotted under the category of land to land, incentive scheme and revenue site in Visvesvaraya Layout, Kempegowda Layout, Jnanabharathi Layout. These are some of the areas which have experienced gross irregularities and misuse of land, which are meant to aid the landowners and farmers.

Market experts further confirm that BDA has allotted land as per their whims and fancies. In few cases, the land size were tantamount to the size of acquired land which is a strict violation of the BDA rules. Continuing this process, BDA has disbursed more than 1000 crore sites since 2008.

According to government officials, the BDA was issued order not to allot sites under this category, however, it did not pay heed to. BDA alloted as many as six sites and gave possession for such sites eventually. This clearly validates the fact that BDA does not work according the government guidance.

Denotification

Sources also confirm that few sites which are allocated by BDA will be denotified. The allottees of such sites can enquire to the BDA head office for an alternative site. Government officials also corroborate that a number of sites allotted by BDA illegally will be denotified.

The Arkavathy Layout ( a BDA allotted land) which has undergone a number of denotification and notifications, faces few issues. The allottees to this place will have to wait for any kind of civic facility, and in addition to it the land mafia encroached upon few sites. According to market experts, the BDA should not deny the allotment process and must not deprive an allottee from a site.
