Housing and Infrastructure Projects in the NCR
Rapid Rail Transit System(RRTS)
Ghaziabad Development Authority(GDA) has proposed a plan for a Rapid Rail Transit System between Delhi and Meerut. Once completed, the traveling time from Delhi (Anand Vihar) to Meerut (Begumpul), would be reduced considerably. The same is also expected to shoot up the prices of properties in the nearby regions.
The project has been designed in a sustainable manner, so that no loss of property or land would happen during its development. Under this RRTS project, there would be halts at an interval of 4-5 km. The stops would be at Anand Vihar, Vaishali, Mohan Nagar, Meerut Road (Airtel Cut), Morta, Duhai, Murad Nagar, Gang Nagar, Modi Nagar, Mohiddinpur, Meerut Bypass Cut and Pallavpuram. In addition to elevated stations, an underground track has also been planned. This would run between Anand Vihar and Dabur.
It is estimated that one would be able to travel from Delhi to Meerut in about 45 minutes, with the help of this system. NCR Planning Board has planned three townships, each developed on around 1000 acres of land, along the RRTS route. These townships would be developed in areas between Muradnagar to Modi Nagar, Modi Nagar to Mohiuddinpur and in Meerut Development Authority (MDA) zone. Successful completion of these townships would surely change the real estate scenario of both Ghaziabad and Meerut, which are two major sources of income for Uttar Pradesh. It would also lead to further increase of property prices here.
Extension of Dr Bhimrao Ambedkar Air Strip, Meerut
Uttar Pradesh State Government has sanctioned expansion and widening of the existing Dr Bhimrao Ambedkar Air Strip (18.50 Ha) at Gagol Road in Meerut, at a cost of Rs 65 crore, to convert the same into a domestic airport. This extension was planned as a result of high demand from industrial sector of adjoining districts of Western UP , Uttarakhand and Meerut.
The extension would help in managing air traffic from IGI. The same would also positively result in the growth of real estate sector and in development of regions like Hapur, Pilkhuwa etc. Property prices in the nearby localities would soar and economic development would take place in a rapid pace.
Major Expressway proposals as per NCR Regional Plan-2021
1. Eastern Peripheral Expressway (Kundli- Ghaziabad- Palwal)
Under this project, proposed to be implemented by National Highway Authority of India (NHAI), an access controlled high speed six-lane, stretching a distance of 105 km would be developed. Approximately 86 km of the stretch would pass through towns like Ghaziabad, Khekara and Greater Noida.
This project will form a third Ring Road around Delhi along with Western Peripheral Expressway Kundli- Manesar- Palwal (KMP) Expressway. Traffic in Delhi and Ghaziabad, entering and bypassing through the National Highways, can be managed in an efficiently, with the help of this expressway.
Radial highways like NH-1, 2, 8, 10, 24, 58, 91, SH-57 and Yamuna expressway, would be connected with the project. Since connectivity to different areas would be enhanced with the introduction of the same, real estate sector would experience a boom. Property prices are expected to rise along the belt.
2. Ghaziabad- Meerut Expressway (Meerut – Dasna)
Ghaziabad- Meerut Expressway is a project of NHDP. Under the project, a 65 km access controlled high speed expressway would be developed that would help in relieving traffic from the current roads that connect Ghaziabad and Meerut. This Expressway has been proposed as a 100m-wide ROW from Dasna to Meerut city Bypass.
Upon successful completion of the project, the two cities of Meerut and Ghaziabad would experience an easy connectivity between each other. This is sure to attract developers and builders to the area and as a result, would lead to hike in property prices around the regions of the expressway.
Residential projects in Ghaziabad
