• Classification of Building: If the property has mixed construction, ie. both RCC and tiled/sheet then measure the area separately and apply the rates appropriate to the category. Choose the classification or type of your building from the list.

• Building Nature of Use: Choose “Residential” for calculating property tax of residential building. You can also use online property calculator for calculating non-residential or commercial properties.

• Occupation Type: Choose the occupation type from the list. If the property is let out for rent then select “Tenant.

• Plinth Area: Plinth Area is the total built up area of your property. Enter plinth area of your property in sqft

• Building Construction Type: Choose whether your building or property is constructed with building permission or not.

• Age of building: The GHMC provides three options for Age of building, Below 25 Yrs, 25Yrs To 39 Yrs and 40 and above. Choose the age or year of your building.

• Occupation Certificate: Choose “Yes” if your building or property has occupation Certificate and if your property don’t have an occupation Certificate select “No”.

• After entering all details about your property click “calculate” to calculate your Annual Property Tax.

This gives your property tax details such as Unit Rate, Property Tax, Educational Tax, Library Cess, Unauthorized Penalty, fee or penalty If “No Occupation Certificate” and your Total Property Tax.

Property Tax Identification Number

It is fourteen digits for old PTINs and Ten digits for new PTINs. You can pay Hyderabad Property Tax in any of the eSeva centers located in Hyderabad and Secunderabad, AP Online Service centers or at the GHMC citizen service centers or by cheque/DD made in the favor of “Commissioner, GHMC”. Once you calculate your Annual Property Tax, you can make online payment. Following are step by step procedure for making online payment.

• Visit GHMC website http://www.ghmc.gov.in/
• Under head Payment/Bookings click payment and then click on property tax
• Enter details such as Circle, PTIN Type (Old/New),
• Click Submit
• Choose payment option Debit/Credit Card and again click submit
• Enter your card details and click Pay
