Surajkund – Growing real estate destination
Surajkund, strategically located along the National Highway 2 that connects Delhi with Kolkata, is well-known for its annual crafts fair (Surajkund crafts mela). In the recent times, it has also been emerging as a favourable destination for residential realty, offering homes in affordable price range compared to residential properties in South Delhi or Gurgaon.
Connectivity:
Surajkund is in proximity to Delhi (approximately 23 km), Faridabad (11 km) Gurgaon (40 km) and Noida (24 km). With the new four-lane Faridabad-Gurgaon expressway, one can travel from Surajkund to Gurgaon in just around 20 minutes. A Metro line is also coming up from Faridabad to Gurgaon which will provide further connectivity.
It takes around 40 min to drive from Surajkund to the Indira Gandhi International Airport. Nearest existing metro station is Badarpur. However, an extension of the metro line from the Badarpur station to YMCA Chowk has been proposed which would be done by 2015, after which the nearest metro station would be NHPC Chowk (Sector 27 C, Green Fields Colony).
The popular commercial and entertainment hubs of Greater Kailash, Hauz Khas Village and Vasant Kunj in Delhi can be easily accessed from Surajkund.
Real estate growth:
The commercial and residential properties in Surajkund, particularly the ones facing the Surajkund road are observing significant hike. Some of the key sectors of Faridabad located along Surajkund include Sector 31, 32, 33, 35, 38, 39, 41, 43,46, Mathura Road, Badarpur and Tughlakabad.
Its access to the suburbs of Delhi, Noida, will improve further, with the completion of the Ghaziabad-Faridabad highway.
Properties in Suraj kund are expected to witness good demand once the Ghaziabad-Faridabad highway starts functioning. A CBD is also coming up in Sector 39, SurajKund – Faridabad Road, which is likely to impact the real estate in Surajkund.
Price trends:
As mentioned earlier, the property prices in Surajkund are affordable compared to Gurgaon which attracts buyers to this part of NCR. According to sources, Surajkund property prices have hiked by 25 percent in the last one year. Still, flats in many of the upcoming residential projects can be bought for Rs 7,500 per sq ft which is much lesser than the prices in South Delhi, Greater Kailash II, Saket, etc.
Krrish Ibiza Town in Surajkund is offering 2, 3, 4 and 5 BHK units at Rs 7,500 per sq ft. Omaxe group has come up with a luxury project named ‘The Forest Spa‘. The apartments in this project are priced at Rs 8,000-9,000 per sq ft with size varying between 2,520 – 7,450 sq ft. Omaxe has two more projects in the pipeline- Omaxe Hills and Omaxe Hills-II.
Planet Surajkund Township is also coming up in Surajkund which will be developed by five prime developers. Many projects are coming up in the township among which ‘Rise Sky Bungalows‘ is very popular, which offers apartments at Rs 7,895 per sq ft.
Even though Surajkund is developing at a fast pace and is becoming an attractive investment, it needs a long time to become another South Delhi. There are civic issues such as water shortage, power issues, etc that need to be sorted out. Surajkund is yet to become an attractive place for shoppers as well with more retail outlets and shopping destinations.
