DDA Housing Scheme 2021
The prices of flats are increasing day by day across the nation due to inflation. In such a situation some citizens cannot afford to buy a flat. To overcome this situation, Delhi Development Authority has launched DDA Housing Scheme 2021. Under this scheme, flats are offered to all sections of the society at low prices. These flats are awarded on the basis of a draw to all sections of society.
The DDA Housing Scheme 2021 was launched on January 2, 2021, and will continue until February 16, 2021. This time, the Delhi Development Authority (DDA) has launched 1,354 flats mainly located in Dwarka, Mangalapuri, Jasola, and Vasant Kunj. As is the case with the past few years, this scheme of DDA is also associated with Pradhan Mantri Awas Yojana (Urban), so that you can get interest benefits on your home loan according to that income group. The flats fall under the categories of EWS, LIG, MIG, and HIG.
DDA Housing Scheme 2021 Flat Price
The costliest flats located at Pocket 9B, Jasola, which are between 162.41 and 177.26 sqm area, are priced between Rs 1.97 crore and Rs 2.14 crore respectively. The 3BHK HIG flats located in Block F of Vasant Kunj have priced between Rs 1.43 crore and Rs 1.72 crore, while those in Sector 18B Dwarka fall between Rs 1.17 crore and Rs 1.23 crore and in the Rohini range between Rs 99.99 lakh to Rs 1.03 crore.
The 2BHK HIG flats located in Dwarka Sector 16B and 19B are priced between Rs 1.14 crore to Rs 1.27 crore. The approximate area of the flats is between 119.66 sqm and 132.77 sqm.
The area of LIG flats in Dwarka and Rohini falls between 33.29 sqm and 47.44 sqm and the price range is from Rs 23.32 lakh to Rs 35.5 lakh.
EWS or Janta Flats located in Mangalapuri, with an area between 50.74 sqm to 52.50 sqm, are priced between Rs 28.51 lakhs to Rs 29.50 lakhs, while in Narela, available in small sizes between 26.54 sqm to 28.19 sqm will cost between Rs 7.55 lakh and Rs 8.14 lakh.

DDA Housing Scheme 2021 How to apply?
- Applicants can only apply online. Plans are being made on the new AWAAS application developed by DDA to give the applicants an online experience. To apply online, the applicant has to go to the DDA website i.e. www.dda.org.in
However, if the applicant is giving preference for more than one category, then he/she will have to deposit the money for the highest class application.
- An application once submitted cannot be withdrawn.
- The process of application, issue of the demand letter, possession letter, conveyance deed, etc., and uploading of documents will be done through online mode only. Applicants are advised to keep their login credentials with them and do not share them with anyone. DDA will not be responsible for any unauthorized use of login credentials. It will be the sole responsibility of the applicant to regularly check the portal for any updates.
- Applicants have to deposit the registration fee as mentioned below:
- For Janta flat – Rs 10,000
- For 1BHK – Rs 15,000
- For EWS – Rs 25,000
- For LIG – Rs 1,00,000
- For MIG/HIG – Rs 2,00,000

The registration fee is fully refundable in case any candidate does not get the flat.
According to the DDA, the digitally signed possession letter will also be issued online and the allottee will have to upload self-attested copies of the required documents.
After issuing the possession letter, the allottee can reserve a date for physical possession only through the online mode, it said, even the date of execution of the deed is reserved by the allottee through the online mode.

DDA Housing Scheme 2021 Eligibility Criteria
- The applicant should be a citizen of India.
- He should have appeared at the age of maturity i.e. an applicant should have completed 18 years of age as on the date of submission of application.
- A housing unit or flat will be allotted only to such person, who or his wife or his husband or any of his / her dependent relations including unmarried children are not in full or part on a freehold or leasehold plot having more than an area based on a residential plot 67 sqm or flat/built-up house with a carpet area 67 sqm in the urban area of Delhi, New Delhi, and Delhi Cantonment.
- Both husband and wife can apply for the flat separately. Eligibility is subject to fulfillment of the conditions that if both are declared successful, only one will be allotted a flat, and the amount of the ‘Application Money ‘ of the other spouse will be refunded as per the rule.
- A person can submit one application only in his own name or as a joint applicant.
- The applicant should give details of his savings account in any bank and the account details should be given in the ‘Application Form’.
- The applicant should have a Permanent Account Number (PAN) allotted under the provisions of the Income Tax Act and should be quoted in the application form.
- In the case of a joint applicant under the SC / ST reserved category, the joint applicant must be from within the family, as defined in sub-clause.
- In case of a joint application under war widows, persons with disabilities, ex-servicemen reserved categories, the applicant himself/herself falls in the reserved category, and the joint applicant must be from within the family as defined in subdivision (xi).
- The applicant can give one or more preferences of his choice by writing the locality code given in Annexure ‘A’. It is mandatory for the locality to fill at least one priority. It is assumed that the applicant has visited the locality before giving preference.
- Since applications will only be accepted through online mode, conditional applications will not be accepted.
Applicant’s Household Income Under DDA Housing Scheme 2021
The income of applicants applying for EWS flats should not exceed Rs.3 lakh per year and the household income is Rs. Should not exceed 10 lakhs per year. There is no income criterion for categories other than EWS. The applicant can apply as per his requirement and ability.

DDA Housing Scheme 2021 Reservations:
The details of reservation under this scheme are as follows: –
- 15% of the flats for Scheduled Castes applicants;
- 7.5% of flats for Scheduled Tribes applicants
Note:
If a sufficient number of applications are not received from applicants belonging to the ST category, the remaining flats will be disposed of in favor of applicants belonging to the SC category and vice versa.
- 1% for war widows and those receiving a liberalized pension from armed/paramilitary services (next of kin)
- The 5% reservation for persons with disabilities (PwD) is defined in Section 37 (A) of the Disability Rights Act, 2016.
- 1% for Ex-Servicemen.
Note:
- Reservation, as above, is strictly acceptable in terms of the number of flats available in a locality.
- With respect to the reserved category, the number of flats has some fraction, ie, less than 0.5 it will be closed from zero, and if it is 0.5 or more it will be passed to one.
- If the required number of applications from the above five categories are not received, then all the remaining flats will be offered to the general category persons.
Documents to be submitted after the draw of flats

For All Categories:
- In respect of successful allottees, a self-attested copy of the PAN card (Permanent Account Number) issued/allotted by Income Tax Department, PAN card details will be verified, before issuing possession letter.
- Identity proof e.g. Self-attested copy of passport, government identity card, election ID card, driving license, ration card with photo (the person whose photo has been pasted) or Aadhaar card. (Upload to anyone).
- Proof of residence e.g. Passport, government ID, election ID card, ration card, driving license, telephone bill, electricity bill, house tax receipt, bank passbook (name and address page), or self-attested copy of Aadhaar card.
- Proof of income for EWS category issued by the office of the concerned SDM / Tehsildar.

For Reserved Category
In addition to (A) above, persons applying under any of the reserved categories have to submit:
- A verified copy of the original certificate issued by the District Magistrate/Sub Divisional Magistrate of the concerned area in case the applicant belongs to the reserved category of SC/ST.
- A verified copy of the original certificate issued by the medical board or government. Hospital, if the applicant is applying under the reserved category of the disabled person (PwD). Attach a self-attested copy of the guardianship certificate issued by the competent authority, wherever applicable.
- A verified copy of the discharge certificate from the competent authority of the Ministry of Defense / Armed Forces in case of Ex-Servicemen.
- A verified copy of the “Required Certificate” issued by the Ministry of Defense/Armed Forces/Para Military Forces, the applicant falls under the next category of War-Widows/Family, which will include those who are receiving the pension.
Before Possession Of Flat
Applicant to submit:
- Self-attested copy of bank account passbook/bank statement out of which flat payment has been deposited along with proof of payment.
- Affidavit as per the proforma given in Annexure -C’and’D ‘.
As per the performance given in Annexure-E. - The photo and the three signatures of self and spouse, (if married), are duly verified as per the proforma given in Annexureure-’F’.
DDA Housing Scheme 2021 Updates
On 5th March 2021, the urban body said that the draw for allotment of flats under the online DDA Housing Scheme 2021 will take place on 10th March from 11:00 onwards. At places like Dwarka, Jasola, Mangalapuri, Vasant Kunj, and Rohini, these flats are being offered under the scheme for different categories. The draw will be based on a random number-generation system and will be conducted in the presence of DDA judges and senior DDA officials and the general public can watch the live telecast of the draw on the mobile phone’s computer terminals via live streaming. More than 33,000 applications were submitted till 16 February, the last date for the scheme which was offered on 1 January with 1,354 flats. It had received payment from over 22,500 applicants. The number of flats on offer – 254, in HIG, 52, in LIG, and 291 in EWS/Janata categories.
Out of 30,000 applications, more than 21,000 applicants have paid the registration amount. Approximately 6,000 paid applications have been received for HIG and MIG units. The most in-demand areas were Dwarka and Vasant Kunj, where most of the high-end units are located.
For just 13 flats in Vasant Kunj, more than 2,000 applications have been received. The 215 HIG flats in Jasola’s Pocket 9B were the most expensive for the DDA housing scheme with a price of Rs 1.9-2.1 crore for that authority has received 1,677 applications.
