Agra Circle Rates For Property 2020-21
What is Circle Rate?
In every state, the state government fixes certain values for properties, and purchases and sales cannot take place at a rate below this value. This rate is called the Circle Rate in Agra and is known by different names in different states. In some states, the circle rate is also known as a guideline value or ready reckoner rate, or guidance value. It is the minimum value of an area determined by the state government to calculate stamp duty charges when buying and transferring property and also an essential parameter for calculating the stamp duty levied on the sale or transfer of a property. It varies from locality to locality and is decided based on some criteria. The Uttar Pradesh government fixes guideline value through the registrar or sub-registrar office for registration of any real estate transactions. Therefore, stamp duty is calculated on the basis of guideline value or market value, whichever is higher.

In Agra, the Khandari area is still costlier than Kamla Nagar, considered the status symbol of the city in terms of property. This time there was no change in the circle rates of both the areas, yet the Khandari’s main Hanuman temple intersection has a higher circle rate than Kamla Nagar. However, this area is not the most expensive area of the city. MG Road’s circle rates are higher than this.
The circle rate from Hanuman Mandir Khandari Chauraha to Home Science Institute, like last time, is the only Rs 82,000/sqm. Buying property in Friends Ashiana, Friends Paradise, Khandari, Lajpat Kunj, Nirmal Ashiana, Royal Nirmal Apartments, Shanti Mall, Kunwar Colony, Nagla Jawahar area is costlier than Kamla Nagar.
While there has been no change in the circle rate from Kamla Nagar B Block Main Road Central Bank to the water tank road, Rs 75,000/sqm. The most expensive area of Kamala Nagar is the water tank road from the front of Main Road Shriram Vatika to F Block Krishna Tower.
Here this time also there is a circle rate of Rs 77,000/sqm. At the same time, there is a rate of Rs 1,00,000/sqm from Bhagwan Talkies intersection on MG Road to Hariparvat Chauraha. 83,000/sqm from Hariparvat to Nalband intersection.
Circle Rates In Agra For Apartments In Housing Societies
Point to be noted here that the circle rate in the list is mainly applicable to land. If you are buying a property in a group housing society, the circle rate calculation will include the cost of the land and the cost of construction.
