Areas in Pune with Affordable Plotted landPune is renowned for its availability of affordable plots, particularly in the fringes as well as beyond the city limits. While most of the plotted land in the city as well as beyond is located on the eastern side, the other zones are also known for their availability of large parcels of plotted land. While most of the buyers purchase land here for obtaining healthy returns in future, there are many buyers who purchase plotted land for building independent houses. The affordability factor has been an important trigger in buyers looking for plotted land in the city, with the additional benefits that the city offers in terms of pleasant climate as well as various others.

There are large parcels of plotted land at affordable prices on areas beyond the city limits, particularly on the east of the city as per data listed with Commonfloor.com. Some of the areas on the eastern part of the city are Uruli Kanchan, with plotted land available in the 5-30 lakh range, Padvi (15-20 lakh), Theur (3-5 lakh) and Daund (2.5-5 lakh), among others. Areas on the northern part of the city include Chandkhed (10-30 lakh), Marunji (20-30 lkah), Dehu Road (6-12 lakh), (Shikrapur (2-25 lakh), Talegaon (10-30 lakh) and Chakan (6-10 lakh). The southern areas include Saswad (3-5 lakh), Bhor (15-20 lakh), Jejuri (4-20 lakh), Nasrapur (10-15 lakh) and Shirwal (5-10 lakh). Even though comparatively lesser, some areas on the west include Mulshi (13-20 lakh) and Pirangut (3-15 lakh).

Even though limited, there are smaller parcels of plotted land within the city limits as well. Most of the availability of plotted land is on the eastern part of the city, towards the fringes. Kharadi, Hadapsar and Lohegaon are areas in East Pune with the largest number of plots in the city. While demand is higher for smaller sized plots ranging from 900-2,500 sq. ft., there are also buyers for larger-sized plots measuring about 4,500 sq. ft. and above.

Hadapsar is an important location in East Pune with considerable demand and supply for plotted land. The current value for plotted land in Hadapsar ranges between Rs 1,500 and 2,000. Accordingly, plotted land measuring between 900 and 1,800 sq. ft. here is available for about Rs 15-30 lakh.

Kharadi is another area in East Pune noted for its availability of affordable plotted land. Land prices in Kharadi range between Rs 2,000-2,500 per sq. ft. Accordingly, a plotted land measuring between 900 and 1,800 sq. ft. here is available between Rs 20-45 lakh. Being an important IT hub, there is a steady demand for property here. Besides, the infrastructure in the area is also developed which has resulted in the area seeing a steady appreciation in capital values, to the tune of about 40 per cent in the last two years.

Lohegaon is another area in East Pune renowned for its availability of affordable plotted land. The demand for land here is high particularly because of its proximity to the Pune International airport. Plotted land values here range between Rs 2,000 to 2,300 per sq. ft. There are large land parcels that are available for purchase that has resulted in prices being within the affordable range.

Besides, Chandani Chowk is another area in East Pune where buyers can purchase affordable plotted land. The area is about 10 km from the heart of the city, within the city limits. Prices of plots here range between Rs 7-15 lakh.

 
Other areas within the city with affordable plots

Among areas in West Pune, Hinjewadi has about 40 per cent of the supply of plotted land in this zone. Value of plotted land in this area ranges from Rs 750-900 per sq. ft. The size of plots here ranges between 4,500 sq. ft.to 5,500 sq. ft., prices within the Rs 40 lakh range. Other areas in West Pune where buyers can find affordable plotted land are Kothrud (15-40 lakh) and Baner (20-40 lakh).

In North Pune, buyers can expect to find affordable plots in areas like Wagholi (7-20 lakh) and Dhanori (20-35 lakh), among others. In South Pune, areas where affordable plotted land is available include Katraj (9-30 lakh), Undri (20-40 lakh) and Uruli Devachi (7-40 lakh).
