The residential real estate market in Hyderabad is seeing an upswing in the last quarter, and this trend is likely to continue in this quarter as well. Various factors have resulted in this positive trend. Some of the significant factors are the favourable political climate, appreciation in capital prices due to the progress of the metro project, green signal given to many investment projects in different sectors etc. This has resulted in the rising demand for residential apartments in the mid segment, due to the affordability factor. The price range of 35 lakhs to 45 lakhs is a key price bracket in this segment, that many prospective buyers have shown an interest for.
There are many new as well as existing residential apartment projects in this price bracket across different locations that are selling like hot cakes. Miyapur is another area where many apartments are available in this price bracket. It is located on the north-west of Hyderabad and is part of Greater Hyderabad. It is a major residential area and has been designated as a “high-rise” zone. Being an industrial area with many companies in the IT, pharma and apparel industry located here, it is witnessing a huge demand for residential apartments. Many bulders like Empire Meadows, Sai Smaran, Yashoda Builders have projects in this area that comes under this price bracket.
Kompally, a suburb in Hyderabad is another area that has been transformed from a village, into a major residential area, with many apartments available in this price bracket. It has many important amenities in the vicinity. Some of the prominent builders here with many apartment projects in this price bracket are Prajay Apartments, NCL Homes etc.
Chanda nagar is another important suburb in Hyderabad that has considerable apartments in this price category. Besides, it is an important commercial center as well. Due to its proximity to major IT companies, it is a location that IT professionals can opt to settle down. Some of the reputed builders with apartment projects in this price category are Sai Smaran and Remax properties.
Hitec city, a technology township, located in 151 acres of land in the suburbs of Madhapur, Gachibowli, Kondapur, Manikonda and Nanakramguda, has many completed as well as upcoming apartment projects in this price category. Being a major IT hub, it has huge potential for prospective buyers, especially IT professionals, with affordability not being a concern. Remax properties and Prajay Engineers are important builders in this area with many completed as well as upcoming projects in this price bracket.
Nizampet and Banjara Hills are also important residential areas with many apartments available in this price category, especially those for re-sale. Most of these are privately owned.
