Badlapur is an important area in Thane and the Mumbai Metropolitan Region. Connectivity and accessibility
Badlapur is a part of Thane district and lies just south to Ambernath, an important commercial and business centre in Thane. While the area is distant from the CBDs of Mumbai, it is close to the business districts of Thane and Navi Mumbai, including Belapur CBD, Ambernath and Vashi. Badlapur itself has an MIDC industrial area within the limits of Kulgaon Badlapur Municipal Council. The industrial area is reserved for chemical industries.

Badlapur has Ulhas river flowing through it and hence, doesn’t witness water shortage. Apart from the industrial area, the area of Badlapur has several amenities such as banks. Most major banks have their branches and ATMs here. The city has some well-known education institutions and hospitals in Mumbai. As the area is still developing, there are no major malls or cinema multiplexes here. Yet, there are sufficient entertainment facilities in the area. Badlapur residential real estate is mainly booming due to its industrial development and its affordability. There was also a recent spike in the real estate prices in the area due to the fact that some high profile personalities as well as movie personalities have shown interest in properties around the area. Yet, prices of several projects remain within the affordable range.

The price appreciation has recently slowed down.
