Baghpat NCR-The emerging real estate hub
Baghpat, part of the prestigious Delhi NCR (national capital region) club since 1997 is finally waking up to fulfill its huge potential. Once a hub of the of the ‘Jaat’ community headed by the mass leader Choudhary Charan Singh, Baghpat offers vast open spaces of land at economical prices. The easy availability of land is making many real estate developers focus their energy towards the area.
Easy availability of Land is not the only positive sentiment that is making real estate developers and investors take a serious look at Baghpat. The city is well connected to the national capital of New Delhi. The driving distance from ISBT to Baghpat city center is a mere 45 minutes. On the eastern side, the city remains equally well connected to Sonipat and Kundali. Once the work on Eastern Peripheral Expressway gets underway, Baghpat will offer multiple connections between Delhi via Haryana. While a lot of other NCR regions that have fallen back in real estate development due to their distance from New Delhi, Baghpat area is a front runner as far as distance from Delhi, Noida and Gurgaon is concerned.
Property prices in Gurgaon, Sohna, Noida and Ghaziabad regions have become too costly for the average investor. Real estate experts believe that easy availability of land in Baghpat along with lower pricing could offer a ground for the largely ignored community affordable living space in the region. While UP Awas Vikas Nigam has recently started construction work under the Kanshi Ram Awas Vikas Yojna while Mahavir Hanuman group has finished its 100 acre township offering more than 10,000 apartments. Baghpat is a long term investment destination and once the civic infrastructure and government policies start to promote the region, the real potential of the region is likely to get unlock and attain its zenith.
