Baghpat real estate has been a fascinating story. While being inducted in the precious Delhi NCR (national capital region) as early as 1997, the city has been lagging behind in real estate development. The city lost ground to Gurgaon, Noida and even greater Noida and Ghaziabad have been considered far more lucrative by the builders and investors alike. The reasons behind the lag of Baghpat’s growth have largely been lethargic government policies with slow development work of civic infrastructure.
Now with land and real estate prices in more lucrative areas of Delhi NCR reaching exorbitant levels, both developers and buyers are looking at cheaper alternatives closer to Delhi. Baghpat fits the description to the tee as the city is only 45 minutes drive from ISBT and 35 km from the Shahadara Metro Station. Baghpat is equally well connected to Haryana and once the proposed eastern peripheral Expressway gets completed, Baghpat would offer connectivity to Delhi via Haryana. With such good connectivity and cheaper land, Baghpat is sure to become the next big success story of the NCR region in the near future.
Since Baghpat has been a different growth story, it is unlikely to follow its more prestigious NCR members like Gurgaon and Noida in terms of real estate development. Since high a property prices are bringing more and more people to take a hard look at Baghpat, the city may go in for an affordable housing community living. As of today, the section of people seeking affordable housing has been on the rise and the supply has been far lower than the high demand. If Real estate developers of Baghpat can play their cards well, this can be the hub of affordable living closer to Delhi as well as Haryana.
The recent success of 100 acre township offering by while Mahavir Hanuman group more than 10,000 apartments has made up real estate developers change their strategies and focus on affordable housing. The Kanshi Ram Awas Vikas Yojna by UP Awas Vikas Nigam also focuses primarily on providing affordable housing to the weaker sections of society. If recent success of affordable housing projects is any yardstick, Baghpat is surely going to wake up from its dormant sleep and walk its way to create a new success story in the Delhi NCR region.
