“Bangalore Master plan 2015: New route to development”
In a landmark move that is expected to have a far-reaching impact on the real estate development of Bangalore, the Karnataka High Court has proposed a comprehensive development plan for the city- Revised Master Plan 2015.
With the sole purpose to safeguard public interest, a new master plan has been drafted by the Zoning Regulations. The revised master plan envisions a condensed, balanced and stable development for the city. As per the recent judgement, the Revised Master Plan 2015 will be the final document overseeing zoning regulations and land use in any region.
Revised Zonal Regulations
Zonal Regulations play a vital role in the revised Master Plan and it is imperative that they are read out in a comprehensive way in proposed land use procedures. Below-mentioned are the revised zonal regulations as per the Master Plan 2015:
- Increase in FAR to a maximum of 4 near the proposed metro stations
- Re-structuring of the central areas proposed by offering additional FAR as incentive
- Increase in FAR to a maximum of 3 and depending on the width of the road upto 4
- Increase in FAR up to 4 for bus terminals by the BMTC
- Main concentration on regulations instead of restriction developmental oriented
- Provision of basement, limited to 5 levels
