- Out of the top 5 rental markets in Bangalore based on availability, three were skewed towards the southern part and remaining towards the eastern part of the city.
- Compared to last quarter, Bannerghatta Road is the new entrant in the list replacing Electronic City.
- As per the analysis, it can be inferred that the availability of rental houses in Bangalore is mainly towards the IT/ITeS hubs like Whitefield, Marthahalli- Sarjapur Road and Bannerghatta Road while remaining were in the established residential destinations such as JP Nagar and HSR Layout.
- Whitefield, Bannerghatta Road and Marthahalli- Sarjapur Road have multiple retail and commercial options and is usually preferred by people who want to stay close to their work centers so as to save travel time.
- On the other hand, JP Nagar and HSR Layout are well planned residential layouts with designated retail and recreational places. Some specific areas that are earmarked for retail activities are 9th and 15th cross roads in JP Nagar and 14th and 27th Main in HSR Layout.
- In top 5 rental yield markets, only Sarjapur Road restored its position in the list compared to last quarter. In Q1 2015, the top markets included Electronic City, BTM Layout, Mahadevpura and Bellandur.
- These markets are also mainly skewed towards the South and Eastern parts of the city.
- Interestingly, four out of top five Rental Yield markets are catchment areas of IT/ITeS destinations including Kundalahalli, KR Puram and Sarjapur Road which saw spillover demand from Whitefield and Outer Ring Road markets. Whereas Hosur Road and HSR Layout witnessed spillover demand from Electronic City.
- Kundalahalli, KR Puram and Hosur Road markets are offering rentals at affordable prices compared to the neighboring IT/ITeS-dominated markets. Though these markets appear congested, they have all the basic amenities available.
- Sarjapur Road and HSR Layout have limited commercial space options within them. Hence, the rental market in the former is seeing spillover demand from Marathahalli-ORR belt while the latter is witnessing demand due to nearby areas of Koramangala and Electronic City.
