Bhiwadi and Greater Noida: Viable options for Investment
The year 2014 has been a great year for the two cities of Bhiwadi and Greater Noida. Many infrastructure projects were proposed that will boost their economy in coming years. Developers have already taken the opportunity to launch many residential projects. In the year 2014, the highest number of launches in affordable and mid-segment were in Bhiwadi and Greater Noida. These two cities are promising investment destinations due to upcoming infrastructure.
More than 36 per cent of the total units launched in 2014 in Gurgaon are from Bhiwadi region, which contributes to around 17,000 units. Of these, more than 50 per cent of launches were in the price category of less than Rs 2,500 per sq. ft, which is currently the most affordable price in any of the metropolitan cities. Due to proposal of DMIC, IMT, DFC and other infrastructure projects, the demand for housing in Bhiwadi will soon increase.
Greater Noida is another most sought out destination for builders and buyers because of the available facilities, infrastructure and convenience. The government is also promoting builders to develop housing and commercial places in Greater Noida by providing different incentives such as low land cost. More than 30 per cent of the launches in NCR are of Greater Noida. Of these launches, about 75 per cent are in the mid-segment range. Also, more than 70 per cent of launches have the price range of Rs 2,500-4,000 per sq. ft. According to CommonFloor yearly outlook, it is observed that projects in Greater Noida are more spacious and provide more amenities compared to projects in other cities with similar or lower price range
One major difference between Greater Noida and Bhiwadi is that while Greater Noida has properties at a very wide price range of Rs 2,100-6,500 per sq. ft, Bhiwadi has properties in the range of Rs 1,800-3,100 per sq. ft. Greater Noida also has 3 times more launches to that of Bhiwadi.
