Bopal Promises Good Future Growth
Bopal is a satellite town of Ahmedabad and lies on the outskirts of the city. The area is witnessing a good infrastructure growth since the last 5-7 years. The lack of proximity to important business areas are superseded by good transport facilities and the affordability of property. As such, the area is witnessing a good growth rate in property value.
Location and accessibility
Bopal lies on the Sardar Patel Ring Road on the outskirts of Ahmedabad. It is also close to some of the most sought-after areas such as Prahlad Nagar, Bodakdev and Gurukul. NH-8C (Sarkhej-Gandhinagar Highway) is a national highway that passes close to Bopal. One can reach Gandhinagar, Mumbai and Delhi using this national highway.
There are AMTS buses that regularly ply on the highway and provide transportation for Bopal residents. There is also a BRTS route in Bopal, connecting it to several areas including Ramdevnagar and Maninagar. The nearest railway station is the Ambli Road Railway station, at a distance of about 7 km.
Infrastructure and amenities
Bopal has been witnessing a good infrastructure growth since the last 5-7 years. It has a regular drinking water supply and a good drainage line. A rain water pipe line is nearing completion in the area. Along with BRTS, the Ahmedabad Urban Development Authority (AUDA) has planned to widen some roads for which, work has already started.
The area also has good social amenities. There are schools and colleges such as Delhi Public School, Tulip School and Ahmedabad Physiotherapy College. The Vaishali Hospital is in the vicinity. There are other amenities such as the ISCKON temple, libraries, banks, restaurants, parks and petrol station within the area. The City Gold Multiplex is very close to the area.
Real estate in Bopal
Bopal is not close to the important GIDC industrial areas and few other SEZs. However, owing to the excellent accessibility and continuously improving infrastructure, coupled with affordability have led to a good development in residential real estate. There are already several housing societies and townships in the area. Sun City, Basant Bahar and Sureel Willows are some popular names. There are also several builders such as Suvas Kotsan Real Estate Group, VRA Infrastructure Pvt Ltd and Shivani Builders active in the area.

The average property value in Bopal Nagar is Rs 3,500 per sq. ft, which is at least 30-35 per cent lesser than property values in Prahlad Nagar, Thaltej and Satellite.
Owing to the good infrastructure growth, the property values in the area are continuously on the rise. Bopal witnessed a year-on-year increase of 16 per cent in property values during the third quarter of 2013.
