Though both of them sound similar, there are many differences in its structure and concepts. The boom in the real estate sector in Bangalore, fuelled by the growth of the IT sector, has brought new and innovative options in the residential units. This concept of builder floors, mainly building a three or four level building and then selling to buyers is also gaining popularity in the city in both mid and luxury segments.

Moreover, existing land or house owners can have their properties developed without having to spend extra money. Interestingly, the returns that can be expected from the sale of builder floors are much higher in terms of percentages.

In Bangalore, areas that house maximum number of builder floors include Jayanagar, J.P. Nagar Whitefield, Electronic City, Sarjapur Road and Bannerghatta Road. Due to the availability of small parcels of land these areas have lots of opportunity to construct builder’s floors.

In J.P. Nagar the average rent for 1BHK builder floor is approximately Rs 9,100 per month, while the rent varies from Rs 8,500 to Rs 11,000 per month. In case of a 2BHK the rent varies from Rs 6,000 to Rs 19,000 per month while the average rent is approximately Rs 12,250 per month.

The sale price for a 2BHK builder floor in the region ranges from Rs 3130 to Rs 4740 per sq. ft. depending on the amenities and location of the properties, while the average price is approximately Rs 4130 per sq. ft. For a 3BHK builder floor the price ranges from Rs 4,100 to Rs 9,000, while the average price is approximately Rs 5,800.
