Chandkheda Emerges One of the Most Preferred Localities in Ahmedabad
Chandkheda is an emerging locality in Ahmedabad. Similar to areas such as Prahlad Nagar, Satellite and Bopal, Chandkheda too is gaining popularity as a preferred locality among home buyers. This is primarily due to the rapid connectivity through BRTS and growing social amenities.
Location and accessibility
Chandkheda lies on the Sardar Patel (SP) Ring Road and State Highway 41. It also lies close to National Highway 8C. The national highway connects the area to Gandhinagar. The SP Ring Road connects the area to other important areas in Ahmedabad such as Bopal and South Bopal as well as the industrial areas.
The area’s connectivity is further enhanced by the rapid BRTS system. Apart from the BRTS system, there are regular AMTS buses to the area. There are several AMTS bus stops within the locality. Chandkheda has a railway station with regular trains between the railway station and Ahmedabad railway station. The Ahmedabad International Airport is about 14 km away from the locality.
Infrastructure
Chandkheda was once a small village. However, it has emerged as one of the most sought after residential localities. One of the reasons for this is the social infrastructure the locality has. The locality has schools such as Kendriya Viyalaya and KV Sabarmati, and colleges such as Vishwakarma Government Engineering College. There are hospitals such as Apollo Hospitals and Kanoria Hospital in its proximity. The area has a post office, banks, fire station, a dispensary and a stadium. It has several commercial centres and offices in its proximity including the ONGC office. There are also several vocational education institutions here. Apart from these, there are parks and other entertainment facilities.

Due to excellent connectivity and social amenities, Chandkheda has become one of the most sought after residential localities in Ahmedabad. The demand for housing is expected to further grow once the GIFT (Gujarat International Finance Tec-City) is ready in Gandhinagar is ready, as the area is well connected to Gandhinagar. There are already many housing societies and villa projects existing here. Some of the active developers in the area include DB Developers, Sparsh Procon Pvt Ltd and Sangath IPL. The most common configurations include 2 and 3BHK apartments. As most of the projects are also ready-to-move-in, the locality attracts many end users.
A 2BHK apartment of covered area 600-1,300 sq. ft. generally costs about Rs 20-35 lakh while a 3BHK apartment of covered area 900-1,900 sq. ft. costs about Rs 35-60 lakh. Some apartments may cost up to Rs 80 lakh depending on the amenities and location. Property values in Chandkheda have witnessed a slow, yet steady increase in the last 2 years. The average property value was about Rs 2,000 per sq. ft. during the second half of 2012 and about Rs 2,500 per sq. ft. during the first quarter of 2014, marking an increase of 25 per cent in about 1.5 years.
