Checklist to consider before renting a home

Renting a home these days has become much more discreet than buying a home. The process of renting a home is quite easier and does not involve too many legal formalities like that of buying a property. There are various aspects which might be concealed by the house owner and in turn will give you a second thought about renting another property.

However, there are certain important aspects which should be considered while renting out a property. Also with the fluctuations in the economy rate, the real estate sector has gained a lot of importance which in turn has resulted in the fluctuations of the property prices both while renting and buying. One of the main causes for a person to rent a home is due to the higher property prices which disable a person to own a property of his/her own.

There are a lot of things a tenant should consider before deciding home. Factors like budget constraints, suitable location, complete facilities, easy access, travelling convenience and others should be considered. Perhaps apart from just the major issues one has to consider few minor issues before renting a home.

Well maintained home:

This is one of the most important aspects which should be considered before renting a home. Ensure that each and every part of the home is well maintained and in a working condition. Check for a maintained and trimmed garden along with clean and unbroken windows. Apart from just these, also ensure that there are no cracks in the walls and ceilings. The safety aspect of the home like the windows and the doors should be considered. Make sure that the doors and the windows are painted well and varnished. Make sure that all the leakages, water proofing and a proper drainage system of the home are intact along with proper electrical connections.

Well painted home:

The second most important part of choosing a suitable home for rent is to ensure that all the parts of the home are well painted. If the home is not painted, you can request the owner to paint the home. However you can also get the home painted and ask the owner to omit an amount from the rent.

Unreasonable rental price:

The tenant should make sure that the rental amount is reasonable and is in his budget. The tenant should have a clear idea about the rental rates in the surrounding localities. Make sure that if you are renting a home you enquire about the extra expenses that will incur after your possession of the home.

The type of environment:

Most of the tenants pay very little attention to the type of surroundings. Walk around and observe if the locality surroundings are calm or noisier. Too noisy and too quieter surroundings will create problem to children and aged people. Ensure that the neighbourhood is friendly and welcoming.

Complete facilities:

Before you choose a home for rent, it is very important that you consider the convenience of all the facilities available in that locality. Most areas either have a power shortage, water shortage or any other flaw. Choose carefully about which facilities you would like to go let go of and prioritize your needs while choosing a home. Things like a school, an office and transportation facilities close by should be considered.

Negotiation:

Before you negotiate with the landlord it is very important that you know the landlords behaviour and attitude towards others. Once you have selected the location and the facilities of the new home, you can negotiate with the landlord for the rent amount. Do not hesitate while negotiating the rent or the security amount. Make sure that you get yourself equipped with the market rates of that area.

Legal procedures:

Once you are done with all the prioritised formalities, the legal formalities should be paid extra attention too. Renting a home involves many legal formalities like the police verification and rental agreements. Ensure that you read every document thoroughly before signing them. If you are not aware or clear about the renting concepts, do not hesitate to ask the landlord about it.

In short consider all of the factors like the location, Flat, house, studio, room, Length of tenancy period, Furnished or unfurnished, Number of bedrooms, bathrooms, reception rooms, parking, Garden and so on.
