CIDCO Proposes FSI of 3 for Redevelopment Projects
The City and Industrial Development Corporation (CIDCO) has proposed to grant a Floor Space Index (FSI) of 3 as against the existing 1.5 for redeveloping old and dilapidated buildings built in its area as well as the Navi Mumbai Municipal Corporation (NMMC) area.
Earlier proposals for redevelopment projects
In order to redevelop old and dilapidated buildings in housing societies present in Navi Mumbai, there had been earlier proposals for granting higher FSI since last year. The NMMC had put forth a proposal in front of the state cabinet for granting a higher FSI of 2.5 last year for redevelopment projects in its area. However, activists as well as CIDCO had opposed this move.
CIDCO had claimed that the NMMC lacked the necessary infrastructure to handle the pressure generated after granting higher FSI. Instead of 2.5, CIDCO had suggested to grant NMMC an FSI of 2 for its redevelopment projects. NMMC had also proposed an FSI of 4 for cluster redevelopment of gaothanas within its jurisdiction.
CIDCO’s proposal
The latest proposal of granting a higher FSI of 3 for redevelopment projects has been put forth by CIDCO. The development body has also proposed that it will not charge a lease premium for the redevelopment projects. This is because, the increase FSI itself will take care of this part from the redeveloped projects. The proposal applies to buildings older than 30 years.
CIDCO had earlier considered the application of the FSI only for the buildings in its areas from Kharghar onwards. However, it is now planning to include the localities under NMMC’s jurisdiction as well.
The proposal is currently under discussion in front of a board including the NMMC, principal secretary of urban development and other related government bodies. Once the board passes the resolution, the proposal will be forwarded to the state government. This is necessary because the development control rules (DCR) will have to be changed accordingly.
Redevelopment projects in Navi Mumbai
Apart from Mumbai, Navi Mumbai has several old buildings built ealier than 1970s. Some of these buildings are in dilapidated conditions and are prone to collapse. Hence, redevelopment of these residential buildings are necessary. Providing a higher FSI attracts more developers to take up redevelopment projects, as projects with higher FSI allow builders to construct more buildings and make more profits.
