Developers cashing-in on ‘Walk to Work’ trend in Hyderabad
The ‘Walk to Work’ trend is fast gaining popularity in Hyderabad in recent times, especially among IT professionals. Traffic snarls along all major roads especially during peak hours and increasing travel times have become a regular feature in all major cities including Hyderabad. This has resulted in productivity getting affected for employees, especially those belonging to the IT sector. To counter this burning issue, many techies and other professionals prefer to stay in the vicinity of their offices.
Advantages of the ‘Walk to Work’ culture:
Due to the blurring of fixed office times for professionals, especially those belonging to the IT sector, it has become imperative to reach office or return home at any given point of time. The concept of ‘walk to work’ has enabled professionals to walk to their offices within minutes. This has enabled professionals to save on traveling time as well as avoid getting stuck in traffic jams. Many companies are even encouraging their employees to stay in residences in the vicinity of their offices. It is felt that this will also result in better utilization of the efficiencies and energies of their workforce.
Rising demand for residential spaces in IT/ITeS SEZs:
This is primarily a western trend that we have adopted recently to good effect. Many IT and ITeS Special Economic Zones (SEZs) are coming up by employing this concept. Most of these are in areas which formerly used to be suburbs of the city. These SEZs not only create modern workspaces with a global outlook, but also incorporate modern townships which are in walking proximity to offices located there. It offers employees the comfort of strolling to office at a leisurely pace by starting a few minutes before their office reporting times. There is a huge demand for such residential spaces located primarily in townships, which are lapped up by professionals working in offices in the vicinity. Besides, there are many other amenities in the locality like educational, medical, shopping and recreational facilities.
Maytas Properties planning three projects:
Maytas Properties is planning to develop three IT/ITES SEZs in Hyderabad. They are proposed to come up at Bachupally, Mysammaguda and Gopanapally with a total extend of 148 acres. These projects are primarily to be developed to incorporate the ‘walk to work’ culture among employees. Maytas has described the project as one which will provide seamless integration of home, play and work. Besides, the residents can also be assured of superior quality lifestyle within a stone throw’s distance from their work places.
Lanco Hills proposes major project:
Lanco Hills is also proposed to develop a major project spread across 100 acres with residential spaces being included in SEZs/non-SEZs. As revealed by the developers themselves, it is expected to be ranked among the best of townships in the world. It would consist of 15 residential towers, 11 SEZ/non-SEZ IT spaces, club houses, malls, multiplexes, five-star and business class hotels as well as service apartments. It will give rise to an entirely new concept of urban living with emphasis on the ‘walk to work’ culture.
Other developers in the fray:
There are many other developers which are coming up with projects on similar lines. Aliens Infrastructure is proposed to come up with the Aliens Space Station.1. It is a 30-floor project which would be offering 2,205 units, set to come up near the financial district. Besides, Ramky Infra is also planning a similar project at Gachibowli called Ramky Towers.
