Dwarka: a self-sufficient township
Named after the legendary Dwaraka Kingdom, Dwarka is one of the most preferred residential area or a sub-city in Delhi. As the name suggests, the sub-city is a cultural-hub of the south-west Delhi with Sector-13 acting as a centre for worship with the establishment of Rukmini Dwarkadhish Temple, popularly known as ISKCON temple. Numerous advantages put the locality in top position among the city’s potential home destinations. Located in south-west Delhi, it is located in the vicinity of IGI Airport. Interestingly, part of the sub-city which is developing under the ‘Urban Expansion Projects’ is one of the largest residential colonies in Asia.
Connectivity: Dwarka is well accessible from the centre of the city through four major roads connecting Cantonment area in the East, NH-8 in the South-East, Pankha Road on the North and Najafgarh Road on the West.
The region is also well-connected to other parts of the city through the Delhi Metro Rail with about 10 metro stations falling in the sub-city region. Exceptional travel time of 3 minutes from Dwarka Sector 21 to Indira Gandhi International Airport became a reality through Airport Express Line by Reliance Infrastructure Ltd. The area also boasts of the widest and most developed road network compared to the capital or any townships.
There is also an Inter-State-Bus Terminal operating from Sector-23 and two internal DTC (Delhi Transport Corporation) bus depots in Sector 2 and 8 with about 15 high frequent bus routes in and out of Dwarka connecting several parts of the city.
Predominant market: With the implementation of Mixed Land Use concept, Dwarka comprise about 80 per cent residential units, while 20 per cent consists of commercial development catering to the daily shopping needs of the residents.
As per CommonFloor’s data, the price trend for rentals are identified to be positive in the past one year with about 8 per cent appreciation in the rental values, rising from mere Rs 11,500 per month to Rs 12,500 per month.
However, the sale trend is tightly range bound for the past one year ranging from Rs 8,000-9,050 per sq. ft. with a weighted average price lying at Rs 8,250 per sq. ft.
As per BHK configuration, 3BHK units are most in demand (44 per cent), followed by 2BHK (30 per cent) and 1BHK (15 per cent).
Infrastructure: Dwarka as a sub-city thrives to be self-sufficient in itself building a whole ecosystem of activities. The hospitality sector shows its existence through many prominent brands such as Radisson Blu (Sector – 13), Golden Palm Suites (Sector – 12), ITC Welcome Hotel (Sector – 10), Mehra Residency (Sector -19), Sai International Hotel (Sector – 12), to name a few.
District level commercial activity is witnessed with successful mall culture adopted in the region with the entry of big players such as Vardhaman Group, Eros Metro Mall and Pinnacle Mall. The region is rich with the educational amenities comprising good list of colleges varying in different field of studies and departments.
Lastly, Dwarka also boasts of fine medical and health care centres such as Rockland, Bensups, Aarogya, Ayushman, Dada Dev and Bhagat and Dwarka Hospital.
