East Pune Witnesses Slew of New Projects
East Pune has been witnessing a slew of new projects across a wide budget range mainly because of the proximity to some important business centres such as Kharadi and Hadapsar as well as good social amenities. Some of the areas that top the supply are Kharadi, Viman Nagar and Mundhwa.
Viman Nagar
Viman Nagar is a slightly expensive area due to very good connectivity to the business centres and the Pune International Airport. In fact, the name is derived because of its proximity to the airport. The area is also close to areas such as Kalyani Nagar and Magarpatta, which has an IT SEZ. The Mundhwa Kharadi Road and Pune Nagar Road connect the area to different cities within Maharashtra.
Viman Nagar is a highly sought-after area in Pune. The area has a very good civic as well as social infrastructure. The PMC (Pune Metropolitan Corporation) plans to expand the present BRTS system in the future. The area has some big hotels such as Hyatt Regency, Ibis Hotel and Sheraton amongst others. There are several 2 and 3BHK apartments expected to be completed in the period 2014-16. The approximate price for a 1,000-sq-ft 2BHK apartment would be about Rs 60-70 lakh, while a 3BHK apartment may cost about Rs 90 lakh-1.5 crore. Some developers here include Marvel Realtors, Niche Constructions and ARK Prem Constructions.
Kharadi
Kharadi too offers several projects in the 2 and 3BHK segment. Kharadi itself is an important business centre. Apart from Hinjewadi and Hadapsar, Kharadi has a few IT and financial establishments. Apart from being a business centre, Kharadi is also a residential area that offers several housing options, ranging from 1BHK to 4BHK apartments, the most common being 2 and 3BHK apartments.
There are several projects expected to be completed in the period 2014-17. Property values of apartments in Kharadi are slightly lower than that of Viman Nagar. One can buy a 2BHK apartment for a budget of Rs 30-65 lakh and a 3BHK apartment for a budget of Rs 80 lakh-1.2 crore. Some of the developers active in Kharadi include Gandhi Bafna Constructions, Gera Developers, Marvel Realtors and VTP Group.
Mundhwa
Mundhwa is an area with close proximity to areas such as Viman Nagar, Hadapsar and Kharadi. Apart from being close to businesses centres, Mundhwa itself has an industrial area. The area is in fact connected to Kharadi via the Mundhwa-Kharadi Road, which is a state highway. As such, the area is well connected to other areas and cities in Maharashtra.
The area also has good civic and social amenities. There are a number of educational institutions, healthcare facilities, restaurants, hotels, and entertainment facilities. All these have made Mundhwa a good residential area as well. There are about 30 new 2 and 3BHK projects in Mundhwa. In spite of its proximity to important areas, property values are lesser than that of Viman Nagar and Kharadi. A 2BHK apartment is available for a budget of Rs 30-60 lakhs while a 3BHK apartment is available for a budget of Rs 70-85 lakh.
