If you are a new user, you must first log into the website to register yourself. Registered users can log in directly. The centrally managed system of portals has made registration a simple process for new users. Follow these steps and complete registration immediately.
- Click on the ‘UP SIGN UP’ option at the top of the page
- Once the above option is clicked, the “Public Registration Form” will appear

How to Apply for Record of Rights through West Bengal e-District Portal
The step by step process is mentioned below to apply for RoR:
- Visit the official West Bengal e-District website
- Click on the “Citizen Registration” button placed on the right-hand bottom of the page
- Fill in the requisite details and click “Save” to register
- You will get a one-time password (OTP) on your registered mobile number
- Provide OTP and a confirmation mail will be sent to your registered email id
- Click on the activation link received in your mail to complete your registration
- Login to the portal using your username and password and enter all the details related to property records
- Upload all the required documents and click on the “Submit” button
- You will receive an acknowledgment slip with an application number
- After verification, your RoR certificate will be issued by the concerned authority
How To Track Application Status Through West Bengal e-District Portal
Follow the below-mentioned steps to track your application status:
- Go to the e-District website and click on the “Inspection Report” button at the bottom right of the page.
- Enter “Application Identification Number” and click “Search Document” to see your application status.
- How to Search for Plot Information via Query Number
- Go to the Banglarbhumi portal and click on the “Query Search” button at the top right of the page
- Enter the query number, query year with the given captcha, and hit “Show” to see any information about the related plot.
Valuation of Land and Registration of Property Through Banglarbhumi
After signing and registering the deed, a property attains legal status. This land deed must be registered with the government. In West Bengal. E-appointment can be done through the Banglarbhumi website to register the deed. Subsequently, e-payment should be made which is mandatory if the stamp duty payable is more than Rs.10,000 or the registration fee payable is more than Rs.5,000. PAN verification of the parties involved in the process is done during registration.

- On the homepage of the Banglarbhoomi Land Record Portal, scroll down to ‘Online Application’.
- Select ‘Fee Payment’ from the dropdown menu
- Next, fill in the form that appears on your screen for the required service. Options include certified copy, plot map, mutation, conversion, and, plot information
- Proceed to enter the application number for an applicable service and verify it with a captcha.
- Click ‘Next’ for redirection to Banglarbhumi secure gateway for payment
- Select the appropriate payment method from ‘Debit Card’, ‘Credit Card’ and ‘Net Banking’, and provide the required details
- Once this payment is verified, a confirmation message will appear on your screen

Jomirtothya is a mobile app belonging to the Department of Land Reforms, Government of West Bengal. It was developed to provide door-to-door services to citizens. Khatian Information
You will get information about Khatian in terms of mouza, ownership of Khatian, owner’s name, owner’s type, father or husband’s name, address, number of plots mentioned in Khatian, the total area mentioned in Khatian, etc.

Other information such as the number of co-shares of the plots along with the classification of land, the shared area in one acre, the type of tenant, and the details of the owner or officer, etc. available. These are also available for individual plots.
Information on hal land and sabek land is available in this option. Hal and Sabek are convertible.
Fee Details: Information on plot-wise details of processing fee along with Warish and Conversion or Mutation details is available.
Officer’s Details: You will get the details of relevant officers posted in the district or subdivision or blocks.
Case status: You will be able to get information on mutation, hearing or notice, etc., all these are available in the app.
