Faridabad-Ballabhgarh draft development plan gets approved
The Draft Development Plan of Faridabad-Ballabhgarh Complex 2031 has been approved by the Town and Country Planning Department, Haryana on December 9 with Haryana Chief Minister, Bhupinder Singh Hooda giving his consent to it.
Land planned for development
The plan has been prepared estimating a population of 41.44 lakh by 2031. The total area covered according to the plan is 34,368 hectares, of which, 14,418 hectares has been earmarked for residential purpose and 5,805 hectares for industrial purpose. Besides this, 1,882 hectares has been set aside for commercial purpose, 4,403 for transport and communication, 1,340 for public and semi-public uses, 561 hectares for special zone and 427 for public utility. On a move to support green areas, 5,532 hectares of land has been set aside for parks and green belts.
Mr. Hooda has directed the concerned officers to prepare a scheme for the recycling of water and for rejuvenation of Badkhal Lake.
Sectoral development
The draft plan proposes to divide the region into 180 sectors with a sectoral density of 300 Persons Per Hectare (PPH) in the urbanizable areas. Another four sectors have been proposed with 600 PPH and eight pockets of 25 hectares each in eight sectors to facilitate the provision of housing for low income group with a density of 1125 PPH.
The proposal to reserve 10 residential and two commercial sectors for Haryana Urban Development Authority (HUDA) in the development plan has also been okayed. In between residential and industrial areas, there will be sufficient green buffers. Along with these, all other town level infrastructure facilities have been earmarked in the draft plan.
Roads
The outer periphery roads would be 90 meter wide with 30 meter wide green belt on both sides. All the sector dividing roads in the newly proposed urbanizable area will be 60 meter wide along with 12 meter wide service roads on both sides. Some major roads have been proposed to have 75 meter width with 30 meter wide green belt on both sides. A Golf course would also be constructed on Delhi road.
Major growth drivers
Many prime projects which are in various stages of development, including the Eastern Peripheral Expressway, Orbital Rail Corridor, Dedicated Freight Corridor and Metro Rail, will enhance the development of this town. An additional link has also been proposed to Noida which will be part of Faridabad-Noida-Ghaziabad connectivity.
The developments such as Leisure City, Leather City, Dry Port City, HUDA Industrial Area and Highway Corridor zone would create more than 4 Lakh employment opportunities. Such large scale job opportunities will surely attract lakhs of population to the surrounding influencing the demand for residential properties.
