Faridabad Land Allocation Paves Way for Future Growth
Located approximately 25 km away from Delhi, Faridabad is one of the biggest urban agglomeration in Haryana. It is bounded by the National Capital to its North, Palwal District in the South, Gurgaon District on the West and Uttar Pradesh on its East. Interestingly, the city is also one of the largest industrial townships in the country.
Connectivity: A Major Growth Driver
Nestled in the Aravalli Hills, as per the experts, Faridabad is now moving on the same growth track as Gurgaon and Noida. And improved inter and intra-city connectivity has just added another feather to the region’s cap. Here is a snapshot.
- Faridabad is just 8 km from Ashram Chowk and is well-connected via Mathura Road.
- The inauguration of Delhi Faridabad Skyway known as Badarpur Flyover (4.4 km) has decongested the Badarpur junction, which has significantly eased the traffic .
- Opening of the 4 lane Gurgaon-Faridabad Road in 2012 attracted the working class of Gurgaon to reside here.
- Delhi-Agra Road or NH-2 (Shershah Suri Marg) passes through the centre of this District.
- There are three railway stations (viz. Faridabad Main, New Town and Ballabgarh) on the Delhi-Mathura triple track broad-gauge line of the Indian Railway.
With increased connectivity and growing interest by new industries, demand for quality residential real estate is likely to increase in the times to come.
Why Faridabad?
- Faridabad is one of the major industrial hubs of Haryana, which is known for tractors, motorcycles, refrigerators as its primary industrial products.
- With opening of the 4 lane Gurgaon-Faridabad Road in 2012, Faridabad evolved as an affordable destination for denizens, especially for Gurgaon working class.
- The Faridabad-Noida-Ghaziabad Corridor connecting Ghaziabad with Noida will further aid the realty growth of the city.
- With the proposed Faridabad Gurgaon Metro, it will get another facelift in terms of connectivity, which in turn will positively impact the realty market of the city.
- The government of Haryana has decided to develop the new sectors of Faridabad and Neharpar area as one of the major focal points for IT development.
- There is also an existing metro connectivity from Badarpur to Faridabad (Violet Line).
Allocation of Land By the Government
Government has also shown keen interest to develop Faridabad into a residential hotspot. Out of the total land allocated for various categories, about 63 per cent has been earmarked for residential plots and 26 per cent for group housing projects.

The government initiatives to allocate land for different categories in Faridabad started in the year 1884, which, however, got a major impetus only in 2006.
Several development activities have commenced in the new sectors of Faridabad (Neharpar) including Sectors 75, 76, 80-83, 85, 86, 88 and 89. As per CommonFloor Research, one can find high availability of plots assigned for “Group Housing” in these sectors. Not to forget, the number of plotted plots are also high in these sectors.
Till date, about 2,874 acres of land has been allotted by the Haryana Government in Faridabad, which is highest after Gurgaon.
Salient Points of Land Allocation by Government
- It can be inferred from the map that most of the land was allocated for residential plotted colony. The total allocation was approximately 1,785 acres, which took place post 2004 when the government started to give boost to infrastructural quality. JNNURM also came into play in 2005, which further led to the development of Faridabad.
- The next in the allotment list was the residential group housing colony, which was approximately 850 acres. Despite being a predominant industrial town, about 110 acres of land was further allotted for industrial purposes in Faridabad.
- For building IT and Cyber City Spaces, 49 acres of land was allotted between 2006 and 2010. Interestingly, most of the IT space was found along the sectors 63, 80, 85, 87 and 88, which mainly fall under the Neharpar area. Additionally, to support the future needs of these residential areas, the government also allotted 45 acres of commercial land (retail) in these sectors.
- Another interesting fact that came out of the study was that plots for affordable housing projects were mainly allotted in 2014, after the new government’s vision of ‘Housing for All by 2022’. The allotments for affordable housing were in the sectors 84, 82, 86, 88, 87.
- For Commercial in residential Zone (COMRZ), the projects launched in 2004-06 are mainly skewed towards Delhi on Mathura Road, while projects launched in 2007-09 are skewed towards Neharpar and Gurgaon-Faridabad Road.
