Guide to Prepare your House For Sale

Prepping up your home and making it presentable is the first step which should be considered before putting your home for sale. Anyone can make a best property deal when it comes to selling property in India. You have to be very careful while planning and designing your home for sale. You need to aware of the professional techniques of grooming your home in a classy manner which can be chosen by just a glance.

Home Before & After makeover

Keeping your home clean and removing clutter is not the only way to prepare your home for sale. The key element is to present your home in a positive way to the buyer. Start preparing your home for sale by following the right techniques and letting go of your emotions for your home. The maximum time required to prepare your home will be 7-10 days. If you do not want to take risk by doing it yourself you can always hire a professional stager who will make your home look neater and alluring. Below are a few tips to be followed:

Clean you home like never before: Keep in mind the competent world outside with an aim to sell your home at your desired price. Make sure you clean every nook and corner and prevent the settling of dust and grime. Scrubbing, mopping, sweeping and wiping should be done in every direction of your home. Hiring a professional cleaning crew or white washing is also a good idea. Wash all the upholstery and other fabrics which are soiled and are easily visible.

Prepare yourself: It is very important for you to disassociate yourself from your home and accept that the property is no longer yours. It is wise to accept that the property has to be sold for good and let go of your emotional attachment with your home. Arrange all the papers and the necessary requisites which are to be handed over to the buyer.

De-clutter your home: Most of us can blindly admit that we collect piles of junk and other objects which we plan to use in near future. Things which you don’t use can either be donated or disposed away. Remove all the oddments and pack the required stuff in a neater way. Keep things only which can/are to be used and pack them using cartons and crates.

Replace & replace: This is one of the most important parts of giving your home a new look. Walk around and find out if there are any leaky taps, dangling wires, worn out furniture, unused bulbs, cracks in the wall and many more. Hire a plumber and a repairman to mend and replace all the damaged objects.

Common area and garden: Although most of us do not pay attention to the common area and garden maintenance during the sale, it is an important part of the home as well. Common areas like the terrace, corridors and other rarely used places also should be cleaned and repaired if necessary. If you have a garden, make sure you clear all the clutter and trim the grass or bushes to make it look appealing. You can also paint your fences and level the land beforehand. Planting attractive flowering plants will lure the buyer.

Lesser furniture: Removing excessive furniture and other embellishments from your home will let the buyer have a through look at your home and will also make it look spacious. Remove extra furniture and clear all the countertops, shelves and other places used to store appliances.

Arrange the shelves and counters/storage spaces: Most of the buyers who come to have a look at your home, fancy snooping around the shelves and counters. In such cases make sure that all your shelves, cabinets and closets are well arranged and latched. This shows that you have taken good care of your home. Arrange all the similar wares according to their shapes, sizes and colours in a same place. Arrange all the shoes, clothes and items which are used daily in a neat manner.

Create a sparkling home: Clean each and every part of your home in a sparkling way. Things like vacuuming every day, washing and scrubbing the floors and windows, re-caulk sinks and bathtubs, polish the floors, replace worn upholstery, repaint your home and spread a fresh aroma all over your home.
