Guntur is located about 40 km south-west of Vijayawada, across the Krishna River. It is the third most populous city in Andhra Pradesh due to which the residential realty demand is considerably high here. Guntur district was formed in 1904 following the bifurcation of the Krishna and Nellore districts of Andhra Pradesh. Guntur city has an area of approximately 230 sq.km. The city limits was expanded in 2012, including 10 surrounding villages. It has a population of about 6,51,381 as per the 2011 census with a population density of about 2,800 persons per sq.km. A major proportion of the city’s population consists of middle-class families. This presents the city with tremendous residential realty potential, especially in terms of development of affordable residential apartments.

Guntur is a prominent industrial hub in the region. Some of the major contributors of the city’s economy are trade and commercial exports of agriculture products. It is also rich in mineral resources. A prominent Industrial Development Area (IDA) in Guntur is Autonagar, located about 7 km away from the city center, along the Guntur-Vijayawada Highway. Spread across 275 acres, the area has about 3,000 plots which can be utilised for industrial purposes. Considering that it is strategically located close to the NH-5, it can the potential to develop considerably. However, due to lack of proper infrastructure and neglect from the city’s authorities, it has lagged behind. A Textile Hub, an IT Park, a Knowledge Park as well as a Biotechnology Park are proposed to be developed in Guntur.
