Gurgaon Q2 2015: Rental Property Tracker
• Out of the Top 5 rental markets in Gurgaon, based on availability, three (Sector 47, 48 and 49) were skewed towards Sohna Road and two (Sector 50 and 54) towards Golf Course Extension.
• Sector 49 secured first position based on maximum availability. Presence of Eros Business Centre and Vatika Business Park mainly catalyses the rental demand in the said sector. Moreover, from grocery stores to schools, everything is available at one’s doorstep.
• Next in line are Sectors 50 and 54 along Golf Course Extension. Both the sectors boast of several residential projects by leading realty players in the Gurgaon market. Further, rapid metro connectivity has also helped Sector 54 climb the realty ladder.
• Sectors 47 and 48 are flourishing due to presence of several housing units that boast of state-of-art amenities. Well-known Malibu Towne (residential township) is in Sector 47 that is a premium address in Gurgaon. Sector 48, on the other hand, is also home to IT Parks such as Parvsnath IT Park and Well Done Tech Park.
• In terms of rental yield, Sohna steals the show, followed by Sohna Road. Excellent connectivity, strategic location, proximity to Delhi and well-developed infrastructure have made Sohna and Sohna Road score positive on the rental graph of the city.
• Sohna is an emerging city, adjoining Gurgaon, which caters to the spill-over demand from Gurgaon. The region is also benefiting from the existing and planned industrial developments such as IMT Sohna and Ascendants IT SEZ.
• High rental yield in Sector 57 and 69 can mainly be attributed to the presence of IT parks along the Sohna Road Corridor and sound social infrastructure in the South City area.
• In Gurgaon, these two regions are already established rental markets. Moreover, these markets are saturated in terms of availability of land, which has led to the higher rental prices.
• Further, Southern Peripheral Road (SPR) has given a boost to the realty markets of both Sohna Road and Golf Course Extension. This 16 km-long road connects Golf Course Extension to National Highway 8 and intersecting Sohna Road at Badshahpur.
