Gurgaon real estate focussing on green buildings

The city known for its business hubs, IT parks and innumerable real estate projects, Gurgaon, has now initiated and has been following the green building concept. The reason being the fast paced growth of all these modernised buildings and facilities which in turn has led to the shortage of various necessities like water, power supply and other resources.

The widespread buildings all over the city has slowly bore negative impacts and hence the environmentalists in the city are striving towards the betterment of the city. They are curbing this crisis by adopting self-sustainable green buildings. This city will very soon leave the capital behind in terms of green architecture. Various buildings in the city have bagged prestigious awards for the adoption of green architecture.

What is green architecture?

Green architecture is a construction wherein it uses solar power generation unit and is built in accordance with the zero-waste concept. It also has a water-harvesting mechanism in position in order to reuse rainwater which can further be used for groundwater recharge. Green buildings have many ‘firsts’ that are path-breaking. Few of the main features of the concept are wide usage of solar energy; they have energy efficient heating, cooling and lighting along with wastewater recycling and waste management, rainwater harvesting and preservation of bio-diversity.

Various developers in Gurgaon are coming up with green architecture which is a little expensive but will fetch greater returns in future. A developer who had developed one such project has shown that it was the first institutional building in the city which is designed to minimize the ecological footprint and carbon dioxide emissions due to the type of materials used. The materials used here are wood in place of aluminium doors and windows. The usage of burnt brick is minimised along with any other imported stones. Henceforth usage of these materials results in the reduction of the CO2 emissions when compared to the normal building construction.

The recent building which was constructed in the city was situated on a 1.3 acre plot, which is a combination of simple design along with environment-friendly technologies. With the rise in the global warming, this building was designed in order to focus on the depleting natural resources in earth. Currently the city has three such buildings and has gained platinum rating and one of the top five green buildings in the country.

Key features of the green buildings:

Solar energy:

They make extensive usage of solar energy. There are photovoltaic solar panels on the rooftop which generate 35 KWP of electricity used for lights, fans and essential electrical points. Also the overall energy consumption is reduced by the solar water heating system.

Energy efficient:

This project is energy efficient while heating, cooling and lighting through the insulated building which is enveloped by a thermally-heavy and maintenance-free external finish. It also has an insulated double-gazed window which helps reduce the transmission of heat.

Waste management:

The project emphasizes on wastewater recycling and waste management wherein the grey and black water is treated on the spot then recycled and flushed. The bricks are made out of excavated soil and are used in the building. For wooden interiors of the building, packing wood and wood from shutters is recycled and used. There is no usage of aluminium and the wood which is used in this project is certified and comes from teak forests. Apart from just this, rapidly renewable bamboo and rubber wood is also used for various locations.

Rainwater harvesting:

The rainwater is collected and reused along with the groundwater recharge. The project will also have an underground water storage tank which can accumulate up to 400,000 litres of water. Also, this harvested water caters to the cooling of the tower of the air-conditioning system.
